ROLE EXPECTATIONS
You will be the on-site go-to for estate standards, delivering excellent resident service while keeping communal areas safe, clean and well maintained. Most days you’ll rotate through inspections, cleaning, waste management, minor repairs, and contractor coordination, responding quickly to issues and keeping accurate records.
WHAT SUCCESS LOOKS LIKE
- Immaculate communal areas, with cleaning and presentation standards consistently met or exceeded.
- Proactive identification and resolution of issues before they become complaints.
- Clear, friendly communication with residents, contractors and colleagues.
- Health and safety checks completed on time with accurate logs and swift follow-up.
- Waste and recycling areas kept orderly, safe and operating efficiently.
- Positive feedback from residents and the managing agent, with minimal repeat issues.
HOW YOU'LL SPEND MOST OF YOUR TIME
- Conducting daily inspections of communal areas, reporting and resolving defects.
- Carrying out cleaning, litter picking, jet washing and care of internal/external spaces.
- Managing waste and recycling, including bin rotations and bulk refuse handling.
- Performing minor maintenance tasks and arranging contractors for specialist works.
- Monitoring health and safety, completing checklists and maintaining compliance records.
- Assisting residents with queries and access issues, escalating where appropriate.

EXPERIENCE THAT HELPS
- Previous experience in an estate operative, caretaking, concierge or facilities role.
- Hands-on skills in cleaning, basic maintenance or grounds care.
- Familiarity with health and safety routines, risk awareness and incident reporting.
- Experience working with residents, customers or the public in a service-led environment.
- Using smartphone or tablet-based systems to log tasks and update records.
