Construction Site Manager – Residential Development
Location: Forest Hill, South London
Contract: Freelance / Contract
Salary: £50,000 per annum
Working Hours: Monday to Friday, 7:30am–4:00pm, and Saturday, 7:30am–12:30pm
Role Overview
We are seeking an experienced and proactive Construction Site Manager to oversee the day-to-day delivery of a 20-unit residential development in Forest Hill.
This is a hands-on role requiring strong practical construction knowledge, previous “on-the-tools” experience and the confidence to manage builders, subcontractors and suppliers effectively. You will be responsible for driving progress, maintaining the construction programme and ensuring that works are completed safely, efficiently and to the required quality standards.
The successful candidate must be highly organised, physically fit and comfortable maintaining a visible presence throughout the site.
Key Responsibilities
- Plan, coordinate and supervise daily construction activities.
- Take ownership of the weekly programme and drive contractors to achieve agreed targets.
- Manage subcontractors and suppliers appointed directly by the developer.
- Monitor the builder’s labour and resources and challenge underperformance where necessary.
- Coordinate work packages, trade sequencing, deliveries, plant and materials.
- Identify delays or site constraints early and implement practical recovery measures.
- Ensure compliance with CDM Regulations 2015, HSE requirements and company procedures.
- Manage site inductions, risk assessments, method statements, inspections and incident reporting.
- Ensure works comply with approved drawings, specifications, Building Regulations and quality standards.
- Manage defects and snagging through to completion.
- Maintain accurate records of progress, labour, materials, safety matters and key site decisions.
- Report regularly to the Head of Construction and Project Manager.
- Liaise effectively with contractors, architects, engineers, consultants and internal teams.
Candidate Requirements
- Proven experience managing residential construction projects.
- Strong hands-on construction knowledge and previous “on-the-tools” experience.
- Experience managing builders, subcontractors, suppliers and multiple work packages.
- Ability to take control of the programme and address contractor underperformance.
- Good knowledge of CDM Regulations 2015, HSE requirements and Building Regulations.
- Strong leadership, organisational and problem-solving skills.
- Confident communication and accurate reporting skills.
- Proficiency in Google Sheets and project management or scheduling software.
- Good level of physical fitness.
- Full UK driving licence.
Desirable Qualifications
- SMSTS.
- First Aid at Work.
- Relevant CSCS card.
- Experience delivering apartment developments through completion, snagging and handover.
- Experience using Google Suite or similar scheduling software.
This role is suited to a proactive and solutions-focused Site Manager who is prepared to take ownership of the site, maintain momentum and drive the project successfully through to completion.
Pay: £45,000.00-£50,000.00 per year
