Facilities and Estates Manager
Location: Heartland Manor, SO42 7SJ and Little Haven, SO45 4JF
Hours: 40 Hours per Week, Permanent
Salary: £40,000 (PA)
About The Role
Everwood Care Charity is seeking an experienced and proactive Facilities and Estates Manager to take responsibility of the estates, facilities, maintenance, health and safety and compliance across its two residential and dementia care homes.
This is a key role within the organisation, with responsibility for ensuring both homes are safe, compliant, well maintained and fit for purpose, while developing a proactive and forward-thinking approach to estates management.
You will take ownership of the day-to-day estates function while developing a 1–5 year Estates Forecast and Programme of Works.
Key responsibilities include:
- Managing planned and reactive maintenance across both homes.
- Developing and maintaining a comprehensive Planned Preventative Maintenance (PPM) programme.
- Developing and regularly updating a 1–5 year Estates Forecast.
- Managing the Estates Programme of Works, including planned, remedial and capital works.
- Maintaining an accurate asset register and estates risk register.
- Overseeing statutory compliance, inspections, servicing and certification.
- Managing fire safety, legionella, asbestos, electrical, gas, water and building compliance.
- Managing contractors, quotations, specifications and works.
- Monitoring estates budgets, expenditure and future capital requirements.
- Completing regular estates inspections and audits.
- Identifying potential problems and future expenditure before they become emergencies.
- Supporting business continuity and emergency planning.
- Providing regular estates and compliance reports to the CEO and Senior Management Team.
- Supporting the development of a long-term Estates Strategy for the charity.
What We're Looking For
We are looking for someone who is:
- Experienced in Facilities, Estates, Property or Maintenance Management.
- Highly organised, proactive and forward-thinking.
- Experienced in managing contractors and budgets.
- Knowledgeable in health and safety and statutory compliance.
- Confident developing forecasts, programmes of work and risk registers.
- Able to work independently and take ownership.
- Excellent at managing competing priorities.
- Confident challenging poor standards and ensuring actions are completed.
- Ideally experienced within a care, health, housing or other regulated environment.
Essential
- NEBOSH General Certificate or equivalent.
- IOSH qualification, preferably IOSH Managing Safely or above.
- Proven experience in estates/facilities management.
- Strong understanding of health and safety and compliance.
- Excellent organisational, communication and IT skills.
Desirable
Experience or qualifications in Fire Safety, Legionella/Water Hygiene, Asbestos, COSHH, Electrical Safety, Building Services or Facilities Management is advantageous.
