Property Maintenance Operative
Responsible to: Property services Manager
Base: To cover Brighter Futures geographical location
The postholder requires a full driving licence.
Purpose of the job:
Your role is to guarantee and maintain a safe, clean environment for our staff & customers. Typical responsibilities include carrying out basic repairs and maintenance tasks, void clearances and fit out as well as carrying out building health and safety checks to ensure our properties always meet health and safety standards.
To provide general building maintenance to Brighter Futures assets to ensure that they are kept safe, secure and in good condition.
Duties and Key Responsibilities:
- Carry out a variety of planned and reactive building maintenance tasks, which will be varied in nature and will include Full property painting and decorating, and minor aspects of the following trades, joinery, tiling, painting, paving and external works, drainage works plastering and plumbing.
- Carry out planned preventative building maintenance in line with set programmes.
- Undertake general facilities support tasks, including furniture building and furniture removals, grounds, and site clearance, and keeping areas clean and tidy.
- Work individually or as part of a team to complete repair and maintenance tasks.
- Manage and prioritise your own workload to complete repairs in a timely manner and in accordance with KPI/SLA timescales.
- Use relevant IT systems to record all work undertaken.
- Undertake regular safety checks on Brighter Futures scheme assets.
- Adhere to health and safety policy and procedures, identify hazards, and undertake point of work risk assessments as required.
- Communicate effectively with building occupiers to minimise inconvenience when planning and undertaking building maintenance.
- Carry out such other duties as required or delegated by the Property Services manager.
- Ensure void properties are refurbished back to lettable standard in good time to minimise void loss.
- If required by the business, the employee will take part in a on call rota which will include make safe visits covering aspects of emergency joinery and plumbing type works.

Hours of Work:
It is expected that the usual working pattern is 37 hours per week between Monday and Friday between the hours of 9am and 5pm.
The ability to work flexibly is required and essential to deliver operational results across our services some of which run 7days a week, 365 days a year.
