We're looking for a Senior Property Manager who wants to help shape the future of our business rather than simply manage today's workload.
The Opportunity
This is far more than a traditional Property Management role.
You'll take ownership of a portfolio of residential properties whilst leading the day-to-day operation of our Property Management team.
Working closely with the Acting Lettings & Property Management Director, you will help shape the future of the department by maintaining operational standards, mentoring colleagues, driving continuous improvement and ensuring an exceptional experience for both landlords and tenants.
This is a formal leadership position with responsibility for the day-to-day management of the Property Management team. The Property Manager and Property Management Support Coordinator will report directly to you, and you will be responsible for supporting their development, managing workloads, maintaining standards and ensuring the department operates consistently and efficiently.
This role would suit someone who enjoys leading people, solving problems, building trusted relationships and taking genuine ownership of outcomes.
Key ResponsibilitiesPortfolio Ownership
Manage an allocated portfolio of residential properties, taking responsibility for every aspect of the customer relationship throughout the tenancy lifecycle.
This includes ownership of:
· Landlord relationships
· Tenant relationships
· Portfolio performance
· Customer satisfaction
· Retention and renewals
· Property standards
You will become the trusted adviser for your clients rather than simply coordinating maintenance.
Professional Property Management
Manage all aspects of residential property management including:
· Maintenance coordination
· Contractor management
· Compliance oversight
· Tenancy issues
· Complaint resolution
· Risk management
· Deposit matters
· Legal processes where required
You will make balanced, evidence-based decisions that protect both our landlords' investments and our reputation.
Compliance & Governance
Maintain oversight of all statutory and regulatory requirements, ensuring your portfolio remains compliant at all times.
Responsibilities include:
· Safety certification
· Legislative compliance
· Risk management
· Internal procedures
· Accurate record keeping
· Evidence-based decision making
A proactive approach to compliance is essential.
Inspection Oversight
Whilst inspections are undertaken by an external provider, accountability for the process remains within the Property Management team.
You will:
· Review inspection reports
· Assess findings
· Identify risks
· Agree action plans
· Communicate with landlords
· Instruct follow-up works
· Monitor outcomes
You'll understand that outsourcing activity does not transfer accountability.
Customer Relationships
Develop trusted, long-term relationships with landlords by providing:
· Professional advice
· Commercial recommendations
· Proactive communication
· Practical solutions
· Excellent customer service
You'll become the first point of contact for many of our valued clients.
Leadership & People Management
As the senior operational leader within the Property Management team, you will provide both technical guidance and day-to-day leadership.
You will have direct line management responsibility for the Property Manager and Property Management Support Coordinator, ensuring they are supported, developed and performing to the standards expected by the business.
Your responsibilities will include:
· Leading the day-to-day operation of the Property Management team.
· Managing workloads and allocating work effectively.
· Conducting regular one-to-one meetings.
· Supporting training, coaching and professional development.
· Monitoring performance and maintaining high operational standards.
· Providing technical guidance on more complex cases.
· Promoting consistency, accountability and continuous improvement.
· Supporting recruitment and induction as the department grows.
· Working closely with the Acting Lettings & Property Management Director to implement departmental objectives and operational improvements.
This is both a leadership and a hands-on operational role. You will continue to manage your own portfolio whilst providing leadership and support to the wider team.
Continuous Improvement

Essential Requirements
· Minimum of 5 years' residential Property Management experience.
· Demonstrable experience managing a residential property portfolio.
· Previous experience supervising, mentoring or leading colleagues.
· Strong understanding of current residential lettings legislation.
· Excellent communication and relationship management skills.
· Experience coordinating maintenance and contractor management.
· Strong organisational and prioritisation skills.
· Excellent written communication skills.
· Own car with a clean full UK Driving Licence.
· ARLA Propertymark qualification (essential).
