Job Description – Maintenance Operative
Full time position 8:30am – 4:30pm Monday to Friday
Rotational out-of-hours on call for evening and weekend – essential
Starting salary: £15 per hour
Holiday: 25 days plus bank holidays
Job Overview
This role is to provide a proactive and responsive service, repairs and planned maintenance within a 425-bed student accommodation block comprising of flats and studios, including household equipment and fittings to be rectified in a professional and timely fashion. You will be expected to work in a multitasking manner and to support other members of the team across a wide range of duties.
Responsibilities
- Respond to requests for support and services as directed by the Accommodation Manager or Assistant Manager.
- Report any areas of concern to Accommodation Manager.
- To keep a log of reported defects and remedial actions undertaken and escalate request for external contractors to attend to repairs.
- To assess problems that require professional attention and to provide an adequate description in order that contractors are properly instructed.
- Carry out all duties with due regard for safe working practices, health and safety regulations and COSHH and always safeguard for yourself, tenants, staff and members of the public.
- Carrying out weekly fire alarm tests and reporting any issues/defects to the Accommodation Manager or Assistant Manager.
- Change batteries to smoke/heat alarms.
- Dry riser check.
- Carry out monthly hot & cold temperature testing / cylinder testing / mains water tank inspection and recording results. Quarterly descale of shower heads and hoses.
- Plumbing works – change shower mixers, change toilet syphons, unblocking toilets and sinks, change washers and repair shower doors.
- To carry out minor electrical maintenance, such as bulb replacement, changing plugs and fuses on electrical fittings and ensuring correct fuse rating used.
- Emergency light testing and recording results.
- Meter readings.
- General maintenance to carry out initial inspection of fault reported and to make repairs where appropriate.
- Tightening/replacing toilet seats.
- Changing and re-aligning locks and adjusting doors to close properly.
- Assemble furniture and fixing shelving.
- Rehang and replace hinges to wardrobe/kitchen cupboard doors in a safe manner.
- Installation of white good appliances.
- End of year/summer turnaround – preparation of flats, repairs, painting etc and assisting in the deep clean – overtime will be available over this period to ensure work is completed on time for the new tenants.
- External – keep all external areas litter free, swept clean and weed free. Bin store clean and tidy. Drainage channels cleared annually to prevent flooding. Garden maintenance.
- Ensure all tools and equipment are maintained in safe working order and used in accordance with manufacturer instructions.
- Maintain and order suitable items to replenish stock of spares.
- Undertake any training as required to develop existing role.
- Painting and decorating is desirable

- Thorough understanding of health & safety legislation and the impact of the works being undertaken.
- Basic Word and Excel skills.
- Able to work to instruction and to use own initiative to solve problems.
- Working at heights – high level roof checks from line system.
- Driving licence/car owner – essential.
Rotational Out of Hours On-Call for evening and weekend – responding to emergencies both during and out of hours in a professional and diligent manner on a rota basis – essential.
