We are looking for an experienced and proactive Property Manager to join our growing team. This is an excellent opportunity for someone with solid Residential Block Management experience who is confident managing their own portfolio and has a thorough understanding of current property legislation.
You will take ownership of your own designated client portfolio, playing a key role in the day-to-day running of the management department while building strong relationships with clients, residents and contractors.
Key Responsibilities
- Manage a portfolio of residential block management properties.
- Collect service charges and proactively manage arrears.
- Coordinate repairs, maintenance and contractor works.
- Carry out regular property inspections and attend on-site meetings.
- Prepare specifications and tender schedules for planned works.
- Forecast and prepare service charge budgets, including cost analysis.
- Chair residents' meetings, Directors' meetings and Annual General Meetings (AGMs), taking and distributing accurate minutes.
- Review lease documentation and ensure compliance with lease obligations.
- Communicate professionally with landlords, leaseholders, tenants, contractors, accountants and solicitors.
- Ensure compliance with current property legislation and industry best practice.
- Organise and prioritise your own workload while delivering an exceptional level of customer service.
Essential Requirements
- Previous Residential Block Property Management experience is essential.
- Excellent knowledge of current property management legislation.
- Experience managing service charge budgets and arrears.
- Confident chairing meetings and communicating effectively with leaseholders, clients and contractors.
- Excellent organisational and time management skills.
- Ability to work independently and manage multiple priorities.
- Strong written and verbal communication skills.
- Full UK driving licence and own vehicle.
