An exciting opportunity to Lead a Block Management Team in Sevenoaks.
We are seeking a team leader to head up our small and busy team overseeing a portfolio of residential blocks and estates, to ensure buildings are maintained to a high standard, manage service charge budgets, coordinate maintenance and compliance, and deliver excellent customer service to leaseholders and clients.
Key Responsibilities:
- Oversee the portfolio of residential blocks and estates.
- Liaise effectively with leaseholders, freeholders and Directors.
- Ensure annual service charge budgets are prepared in a timely manner.
- Prepare Express and Standard Sales Packs for leaseholders and liaising with solicitors when required.
- Oversee and manages maintenance and repairs.
- Ensure regular property inspections are conducted.
- Handle and co-ordinates day-to-day enquiries, resolving issues promptly and professionally.
- Co-ordinate statutory compliance including health & safety, fire risk assessments, asbestos surveys, and other relevant regulations.
- Attend residents’ meetings, AGMs, and Directors’ meetings as required (sometimes outside standard working hours for which Time off in Lieu will be given).
- Ensure insurance renewals and claims processes are up to date and adhered to.
- Ensure the Accounts team are producing timely accounts and upholding their company secretarial responsibilities.
- Oversee major works programs.
- Maintain accurate records and documentation.
- Work collaboratively with the accounts team.
The position will be office based, initially. The applicant will:
- have Block Management qualifications and experience
- be practical
- be a great communicator
- have attention to detail
- demonstrate good teamwork within the office
- have strong IT skills with good knowledge of Excel and Word
- be highly organised
- be looking to take on responsibility and have the ability to work in fast paced environment.
As we are a small team, from time to time you may be required to carry out reasonable and relevant tasks that fall outside of your positions remit.
Job Types: Full-time, Permanent
Pay: £35,000.00-£45,000.00 per year
