We are looking for an experienced, proactive and hands-on Maintenance Manager with a keen eye for detail and good organisation skills. This is an exciting opportunity to lead the maintenance function across our care homes, ensuring our buildings remain safe, compliant and well maintained while supporting our Maintenance Operatives to deliver excellent standards.

We are looking for someone with previous experience in maintenance, facilities management or a similar leadership role. You will have a broad knowledge of building maintenance, decorating, plumbing, basic electrical systems and general DIY, together with an understanding that our residents deserve to live in safe, comfortable and well-presented homes.
You will be confident working independently whilst supporting, guiding and developing the Maintenance Operatives across our homes. Excellent communication and organisational skills are essential, as you will work closely with Home Managers, contractors and the wider Head Office team.
You will also have a good understanding of health and safety legislation, statutory compliance and mechanical and electrical systems. Good IT skills are essential for maintaining compliance records, reviewing audits and monitoring maintenance schedules.
A full UK driving licence is essential, as this role involves travelling between our care homes across the North East.
Key Responsibilities
- Oversee the maintenance function across all Enhanced Care Group care homes within the North East.
- Lead, support and develop the Maintenance Operatives across each home, providing guidance, coaching and practical assistance where required.
- Carry out regular site visits to monitor maintenance standards, identify areas for improvement and ensure consistency across the group.
- Work closely with Home Managers to prioritise planned and reactive maintenance, ensuring issues are addressed efficiently.
- Support Maintenance Operatives with complex repairs, refurbishment projects and technical advice where required.
- Carry out general maintenance, repairs and decorating where necessary to support the wider maintenance team.
- Ensure all statutory inspections, testing and maintenance checks are completed within required timescales and comply with company policies and regulatory requirements.
- Oversee the maintenance records maintained within each home, ensuring documentation is accurate, complete and audit-ready.
- Monitor and audit compliance documentation, including fire safety checks, emergency lighting, water hygiene, call point testing, temperature monitoring and other statutory maintenance records.
- Complete regular maintenance and compliance audits across all homes, identifying areas for improvement and supporting Home Managers and Maintenance Operatives to implement action plans.
- Ensure Maintenance Operatives are promptly reporting and actioning maintenance issues, defects to appliances, damaged furniture and equipment, monitoring progress through to completion.
- Review outstanding maintenance works across the group, ensuring repairs are prioritised, completed efficiently and recorded appropriately.
- Manage external contractors, and oversee contracted works, ensuring quality, compliance.
- Support Home Managers in maintaining compliance with CQC standards, health and safety legislation and company policies relating to the care home environment.
- Promote a proactive approach to preventative maintenance, reducing reactive repairs and maintaining high standards across all homes.
- Monitor maintenance budgets and identify cost-effective solutions where appropriate.
- Ensure all equipment, tools and plant are maintained in a safe working condition.
- Participate in an on-call rota to respond to maintenance emergencies where required.
- Undertake driving duties as required between our care homes.

Essential Requirements
- Previous experience in maintenance, facilities management or a similar role.
- Previous supervisory or management experience.
- Good knowledge of general building maintenance, decorating, plumbing and basic electrical work.
- Understanding of statutory compliance and health and safety legislation.
- Experience monitoring maintenance records and compliance documentation.
- Excellent organisational, communication and leadership skills.
- Good IT skills.
- Full UK driving licence.
