Serencroft is seeking an experienced and motivated Estates Manager to oversee the maintenance, compliance, and continuous improvement of our portfolio of care homes across the UK.
This is an exciting opportunity for an individual with a strong background in estates or facilities management who is passionate about creating safe, compliant, and welcoming environments for residents and colleagues. Working closely with senior management and Home Managers, you will play a key role in ensuring our homes are maintained to the highest standards while meeting all statutory and regulatory requirements.
Role Overview:
As Estates Manager, you will take responsibility for the day-to-day management of our estate, ensuring our buildings, equipment, and facilities remain safe, compliant, and fit for purpose. You will oversee planned preventative maintenance, reactive repairs, contractor management, health and safety compliance, and capital improvement projects across multiple care home locations.
The role requires regular travel between our homes and the ability to respond to urgent property-related issues when required.
Key Responsibilities:
· Managing planned preventative maintenance programmes across all care homes.
· Coordinating reactive maintenance and emergency repairs to minimise disruption to care services.
· Managing external contractors, suppliers, and service providers, ensuring high-quality workmanship and value for money.
· Conducting regular property inspections and identifying maintenance priorities.
· Ensuring compliance with CQC requirements, Health & Safety legislation, Building Regulations, Fire Safety legislation, Regulation 15 (Premises and Equipment), and all other statutory requirements.
· Managing Fire Risk Assessment action plans and ensuring remedial works are completed.
· Overseeing statutory compliance, including gas safety, electrical testing, PAT testing, emergency lighting, Legionella management, asbestos management, and other required inspections.
· Maintaining accurate compliance records, certification, and maintenance documentation.
· Managing estates budgets and identifying opportunities to improve efficiency and reduce costs.
· Supporting environmental sustainability initiatives and energy efficiency projects.
· Working closely with Home Managers and senior leadership to deliver high standards across all properties.
· Supporting emergency planning and ensuring business continuity for premises and essential building services.
Requirements:
Essential
- At least 5 years' experience in Estates Management, Facilities Management, or Property Management.
- Experience managing multiple sites or a diverse property portfolio.
- Excellent knowledge of UK Health & Safety legislation, Building Regulations, Fire Safety, and statutory compliance.
- Strong understanding of CQC standards within the care sector, including Regulation 15 (Premises and Equipment).
- Knowledge of asbestos management, Legionella control, and RIDDOR reporting requirements.
- Experience managing contractors, budgets, and maintenance programmes.
- Excellent organisational, communication, and problem-solving skills.
- Good IT skills and experience using property or maintenance management systems.
- A full UK driving licence.
Desirable
- NEBOSH, IOSH, CIOB or other relevant professional qualification.
- Experience working within the health and social care sector.
- Fire Safety qualifications.
- Experience managing sustainability or energy efficiency projects.
- Experience using Computerised Maintenance Management Systems (CMMS).
