Lettings Property Coordinator
We are looking for a highly organised individual to take responsibility for the day-to-day coordination and smooth running of a portfolio of residential rental properties.
This is a varied role requiring excellent written, telephone and face to face communication skills and a thorough understanding of residential lettings legislation and best practice. You will be the primary point of contact for landlords, tenants, and contractors, ensuring that property repairs and maintenance are managed efficiently, compliance requirements are met and a consistently high level of customer service is delivered.
Key Responsibilities
Oversee the day-to-day administration and coordination of a residential rental portfolio.
Build and maintain strong relationships with landlords, tenants, contractors, and other industry professionals.
Arrange and monitor maintenance works, obtaining quotations where required and ensuring repairs are completed to a high standard.
Coordinate routine property inspections and follow up on any recommendations or remedial works.
Ensure all statutory compliance requirements are met, including gas safety, electrical safety, EPCs, smoke and carbon monoxide regulations, Right to Rent requirements, and any other relevant legislation.
Coordinate check-ins, check-outs, inventories, and deposit administration.
Resolve maintenance issues and tenancy queries promptly, professionally, and in line with current legislation.
Maintain accurate property records and ensure all documentation is up to date.
Work closely with colleagues to deliver an outstanding experience for both landlords and tenants while protecting clients' investments.
About You
The successful candidate will have:
Ideally, previous experience overseeing a portfolio of residential rental properties.
An excellent understanding of current residential lettings legislation and compliance.
Outstanding organisational skills with the ability to prioritise a busy workload.
Strong communication and negotiation skills.
A proactive, solutions-focused approach and excellent attention to detail.
Confidence working independently while contributing positively to a collaborative team.
Proficiency with property management software, Gmail and Microsoft Office and Excel.
ARLA Propertymark qualification (Level 3 or above) is highly desirable.
Candidates currently working towards an ARLA qualification will also be considered.
A full UK driving licence and access to a vehicle would be advantageous.
