Job Title: Housing Officer
Location: Birmingham and surrounding areas
Reports To: Director of Housing / Housing Manager
Hours: Full-Time, 37.5 hours per week
Salary: Competitive, depending on experience
Job Purpose
The Housing Officer is responsible for managing a portfolio of supported accommodation properties by carrying out regular property inspections, ensuring maintenance issues are resolved promptly, monitoring tenant wellbeing, and maintaining positive relationships with residents, landlords, and external agencies.
The role is primarily field-based and requires daily visits to properties to ensure high standards of accommodation, tenant satisfaction, and compliance with company policies and regulatory requirements.
Key Responsibilities Property Inspections and Management
- Conduct daily visits to supported accommodation properties.
- Carry out routine inspections of communal areas and individual rooms where appropriate.
- Ensure properties are safe, clean, and maintained to a high standard.
- Identify repairs, damage, health and safety issues, and maintenance requirements.
- Report maintenance issues promptly and liaise with the maintenance team to ensure timely completion of works.
- Monitor outstanding repairs and follow up until works are completed satisfactorily.
- Ensure properties comply with health and safety standards and company procedures.
Inspections, Compliance and Remedial Works
- Attend property inspections with local authorities, commissioners, landlords, environmental health officers, and other external agencies as required.
- Ensure all properties meet organisational standards and regulatory requirements.
- Identify actions arising from inspections and develop action plans where necessary.
- Arrange, coordinate, and oversee all remedial works following inspections.
- Liaise with maintenance contractors and internal teams to ensure remedial works are completed within agreed timescales.
- Conduct follow-up visits to verify that works have been completed to the required standard.
- Maintain accurate records of inspections, actions taken, and completed remedial works, escalating any outstanding issues to management.
Tenant Welfare and Support
- Conduct regular welfare and wellbeing checks with residents.
- Build positive professional relationships with tenants and encourage engagement with support services.
- Identify safeguarding concerns and report or escalate appropriately.
- Signpost residents to relevant support services where necessary.
- Monitor residents’ wellbeing and identify any risks relating to health, vulnerability, or tenancy sustainability.
- Maintain accurate records of welfare visits and interactions.
Tenancy Management
- Assist with tenant inductions and settling residents into accommodation.
- Explain house rules, occupancy agreements, and residents’ responsibilities.
- Monitor adherence to licence agreements and house rules.
- Address anti-social behaviour and breaches of occupancy agreements.
- Support residents to sustain their accommodation and promote independent living.
Complaint Management
- Investigate neighbour complaints, anti-social behaviour incidents, and community concerns.
- Mediate disputes between residents and neighbours where appropriate.
- Liaise with local authorities, police, and partner agencies regarding complaints and incidents.
- Take appropriate action to resolve complaints promptly and professionally.
- Maintain accurate records of incidents, investigations, and actions taken.
Administration and Record Keeping
- Complete property inspection reports, welfare visit records, and incident reports.
- Maintain accurate and up-to-date tenant and property records.
- Produce reports and updates for management when required.
- Ensure all documentation is completed in accordance with company policies and regulatory requirements.
Partnership Working
- Build and maintain positive relationships with landlords, contractors, support providers, commissioners, and local agencies.
- Work closely with the maintenance team to ensure repairs and remedial works are completed efficiently.
- Liaise with referral agencies and external professionals where necessary.
- Represent the organisation professionally at all times.
Person SpecificationEssential
- Experience working within housing, supported accommodation, homelessness, or tenancy management.
- Experience carrying out property inspections and managing repairs and remedial works.
- Experience dealing with vulnerable adults and monitoring tenant wellbeing.
- Experience managing complaints and anti-social behaviour cases.
- Strong communication, negotiation, and conflict resolution skills.
- Good organisational and time management skills.
- Ability to work independently and prioritise workload effectively.
- Good IT and record-keeping skills.
- Full UK driving licence and access to a vehicle.
Desirable
- Knowledge of supported housing and exempt accommodation.
- Knowledge of safeguarding procedures and risk management.
- Understanding of housing legislation and tenancy management practices.
- First Aid and Safeguarding training.

Pay: £25,000.00-£27,000.00 per year
Work Location: Hybrid remote in Birmingham (West Midlands)
