P2M Lettings Ltd is looking for an organised, proactive and experienced Part-Time Property Manager to support the day-to-day management of our residential property portfolio.
This is an excellent opportunity for someone with property management or lettings experience who is looking for a flexible, part-time position within a growing and supportive business.
The successful candidate will work closely with our Lettings Manager, landlords, tenants and contractors to ensure properties are managed professionally, maintenance issues are handled promptly and all relevant records and compliance requirements remain up to date.
Key Responsibilities
Your responsibilities will include:
- Acting as a primary point of contact for tenants, landlords and contractors.
- Managing property maintenance and repair enquiries from initial report through to completion.
- Obtaining quotations, arranging contractor appointments and monitoring outstanding works.
- Keeping landlords and tenants updated throughout the maintenance process.
- Coordinating routine inspections, check-ins, check-outs and property visits.
- Following up on rent arrears and other tenancy-related matters.
- Maintaining accurate property, landlord and tenant records.
- Monitoring gas safety certificates, electrical safety reports, EPCs, licences and other compliance documentation.
- Assisting with tenancy renewals, rent reviews and changes of tenancy.
- Supporting the onboarding of new landlords, tenants and properties.
- Helping to resolve tenant and landlord queries professionally and efficiently.
- Liaising with the wider lettings team to ensure agreed actions are completed.
- Providing general administrative and operational support when required.
About You
The ideal candidate will:
- Have previous experience in residential property management, lettings or a similar property-related role.
- Be highly organised and capable of managing several properties and outstanding tasks simultaneously.
- Have strong written and verbal communication skills.
- Be confident dealing with landlords, tenants and contractors.
- Be comfortable handling challenging conversations and resolving problems calmly.
- Have good attention to detail, particularly when maintaining records and monitoring compliance.
- Be confident using email, Microsoft Office and property management or CRM systems.
- Be able to work independently while remaining part of a wider team.
- Have a good understanding of residential lettings and property management processes.
Knowledge of current lettings legislation and property compliance requirements would be advantageous. An ARLA Propertymark qualification would be beneficial but is not essential.
A full UK driving licence and access to a vehicle will be required for property inspections and appointments.
Working Arrangements
This is a part-time position of approximately 15 hours per week, worked across 2 days
The role will be office-based, with occasional travel to managed properties in Watford and the surrounding areas.
Some flexibility may be required to respond to urgent property management matters.
