Hannells is Derby's top-selling, award-winning, family-run estate and lettings agency, and we're looking for a Property Manager to join our friendly and experienced Lettings team based at our Head Office in Chellaston.
Managing more than 700 properties across Derby and the surrounding areas, our Lettings team has built a reputation for delivering exceptional service through professionalism, teamwork and doing things properly. With the entire team based under one roof, communication is easy, support is always available and everyone works together to achieve the best possible outcomes for our landlords and tenants.
This is an excellent opportunity for someone with previous lettings experience who enjoys building relationships, solving problems and delivering outstanding customer service. Whether you're helping a tenant resolve an issue, coordinating maintenance works or supporting a landlord through a tenancy matter, you'll play an important role in ensuring our properties are managed to the highest possible standard.
The Role
As a Property Manager, you'll be responsible for the day-to-day management of a portfolio of residential rental properties, acting as the main point of contact for landlords and tenants once a tenancy has commenced.
This is a varied and fast-paced role where no two days are ever quite the same. You'll liaise with landlords, tenants and contractors, arrange maintenance and repair works, ensure properties remain legally compliant and help resolve issues quickly, professionally and efficiently.
Key Responsibilities
- Manage a portfolio of residential rental properties
- Arrange and oversee maintenance, repairs and refurbishment works
- Liaise with contractors and ensure works are completed to a high standard
- Handle tenant enquiries, maintenance issues and tenancy-related matters
- Manage tenancy renewals, terminations and deposit negotiations
- Monitor rent arrears and support appropriate action where required
- Ensure properties remain compliant with current legislation and safety requirements
- Maintain accurate records, certificates and tenancy documentation
- Work closely with colleagues to deliver an exceptional experience for landlords and tenants
What We're Looking For

- Previous experience within the lettings industry
- Excellent communication and customer service skills
- Strong organisational and administrative abilities
- The ability to prioritise workloads and manage multiple tasks effectively

- Strong attention to detail
- Confidence communicating with landlords, tenants and contractors

Working Hours
Monday to Friday: 8:45am - 5:30pm
One In Three Saturdays: 9:00am - 4:00pm (with a day off in lieu during the week)
