We are a growing specialist contractor based in Bristol, delivering underfloor heating and screeding solutions across residential, commercial and new-build developments throughout the South West and wider UK.
We work closely with main contractors, developers, housebuilders and construction professionals to deliver high-quality installations from initial enquiry through to completion and handover.
We are looking for an experienced and organised Contracts Manager to join our team and take responsibility for the successful commercial and operational delivery of our projects.
The Role
As Contracts Manager, you will oversee multiple underfloor heating and screeding projects from contract award through to completion.
You will be responsible for ensuring projects are delivered on time, within budget, safely and to the required quality standards, while maintaining strong relationships with clients, main contractors and site teams.
This is a hands-on role suited to someone with a strong understanding of construction who can manage multiple projects and is confident dealing with both commercial and site-based issues.
Key Responsibilities
Contract & Commercial Management
- Manage multiple underfloor heating and screeding contracts from award to completion.
- Review contract documentation, specifications, drawings and programmes.
- Identify contractual risks, commercial opportunities and potential variations.
- Prepare and manage variations, applications for payment and final accounts.
- Monitor project costs, margins and profitability.
- Review subcontractor and supplier costs and negotiate where appropriate.
- Maintain accurate project and commercial records.
- Work closely with the estimating team to ensure a smooth handover from tender to delivery.
- Assist with resolving contractual and commercial issues.
Project & Site Management
- Coordinate projects from pre-start through to completion.
- Liaise with main contractors, site managers, quantity surveyors, architects and other construction professionals.
- Review construction programmes and coordinate installation dates.
- Ensure materials, labour and equipment are available when required.
- Coordinate underfloor heating installation and screeding activities.
- Monitor progress against programme and identify potential delays.
- Attend site and progress meetings.
- Coordinate remedial works, snagging and final completion.
- Ensure testing, commissioning and handover documentation is completed.
Client Management
- Develop and maintain strong relationships with clients and contractors.
- Act as a key point of contact throughout the project.
- Provide regular project updates.
- Deal promptly and professionally with client queries and issues.
- Identify opportunities for additional works and future projects.
- Maintain a high level of customer satisfaction.
Quality & Health and Safety
- Ensure works are completed in accordance with drawings, specifications and company standards.
- Monitor installation quality and address defects promptly.
- Ensure site teams follow relevant health and safety requirements.
- Review and implement RAMS where required.
- Ensure appropriate testing, commissioning and documentation is completed.
- Promote a strong culture of quality, safety and professionalism.
About You
We are looking for someone who is:
- Experienced in construction contract or project management.
- Ideally experienced withinunderfloor heating, screeding, flooring, or a related specialist construction trade.
- Commercially aware and confident managing project costs and variations.
- Able to read and understand construction drawings and specifications.
- Comfortable dealing with main contractors and construction professionals.
- Highly organised and able to manage several projects simultaneously.
- A confident communicator with excellent negotiation skills.
- Proactive and capable of identifying problems before they become major issues.
- Commercially minded, with an understanding of project margins and profitability.
- Able to work under pressure and meet deadlines.
- Confident using Microsoft Office, particularly Excel and Outlook.
- Able to work independently while also managing and supporting site teams.
Desirable Experience
- Experience with underfloor heating systems.
- Experience with liquid/flowing screed, cementitious screed or traditional screeding.
- Experience working for a specialist subcontractor.
- Experience working with housebuilders or major main contractors.
- Experience with construction programmes and project planning.
- Experience with valuations, variations and final accounts.
- Relevant construction qualification such as HNC/HND, degree, NVQ or equivalent experience.
- CSCS, SMSTS or equivalent construction/site management qualifications.
Pay: £40,000.00-£50,000.00 per year
