Overview
We are looking for a Housing Manager to take ownership of the housing management function for our supported accommodation services.
You will work closely with the support provider, scheme teams, and partner organisations, but your focus will be on the accommodation, occupancy agreements, rent and income, property standards, compliance and tenancy management.
You will ensure that the housing service is professionally managed, financially sustainable, compliant and responsive, while making sure residents understand their rights and responsibilities as occupiers.
The role will involve working within the requirements of the relevant SLA and maintaining clear accountability between housing management and the support service.
Responsibilities
- Manage occupancy agreements, licences and tenancies from sign-up through to termination or move-on, ensuring documentation is accurate, compliant and properly explained to residents
- Manage rent accounts and income, including housing benefit and Universal Credit housing element claims where applicable to supported accommodation
- Monitor rent payments, identify arrears at an early stage and take appropriate action to resolve them
- Liaise with housing benefit, Universal Credit and local authority teams to resolve payment, eligibility and claim issues
- Manage voids effectively, working with the relevant partner organisations to ensure accommodation is ready for occupation and returned to use promptly
- Carry out regular property and occupancy inspections and ensure any issues are appropriately recorded, actioned and followed through
- Coordinate repairs with landlords, contractors and relevant service teams, ensuring issues are reported, monitored and resolved within appropriate timescales
- Maintain property compliance records, including gas safety, electrical safety, fire safety, legionella and any relevant licensing requirements
- Maintain clear and accurate housing records and an audit trail that can withstand internal and external scrutiny
- Manage housing-related complaints, anti-social behaviour, neighbour disputes, breaches of occupancy agreements and other tenancy or licence issues
- Take appropriate action in relation to breaches of agreements, including notices and possession proceedings where necessary and appropriate
- Work constructively with the support provider where housing-related risks or concerns arise, while maintaining clear boundaries between housing management and support responsibilities
- Escalate safeguarding or other serious concerns through the appropriate channels where they come to your attention in the course of your housing duties
- Build and maintain effective working relationships with local authorities, housing benefit teams, commissioners and other relevant stakeholders
- Support the mobilisation of new properties and schemes, including property readiness, compliance checks, documentation and housing-management systems
- Provide regular housing management reports to Adelphi Care and, where required under the SLA, to partner organisations
- Ensure housing management policies, procedures and records are consistently applied across the portfolio
- Contribute to the continuous improvement of the housing service and identify opportunities to improve occupancy, income collection, compliance and resident experience
Experience
- At least two years’ experience in a housing management role within supported housing, supported accommodation, temporary accommodation, HMOs or a similar setting
- Good working knowledge of housing benefit and Universal Credit, particularly in relation to supported accommodation
- Practical understanding of tenancy and licence agreements, notices, possession processes and housing-related legislation
- Experience managing rent accounts, arrears and income collection
- Experience of managing housing-related issues involving vulnerable adults
- Sound understanding of safeguarding and appropriate escalation procedures
- Working knowledge of property compliance and health and safety requirements in residential accommodation
- Experience of working with landlords, local authorities, contractors and other housing-related stakeholders
- Strong organisational and record-keeping skills, with the ability to maintain accurate and auditable housing records
- Strong written and verbal communication skills
- Good IT skills and confidence using housing management, case management or similar systems
- Enhanced DBS check (we will process this) and the right to work in the UK

Pay: £30,000.00-£36,000.00 per year
