Summary

The Commercial Asset Manager is tasked with the strategic and operational management of a segment of the Council’s commercial property portfolio. This role is crucial in delivering professional estate management services across a diverse range of commercial assets. The primary objectives include maximising income generation, ensuring statutory compliance, managing landlord and tenant matters, and supporting the Council’s broader corporate goals.

Responsibilities

Manage a portfolio of up to approximately 150 commercial properties.
Identify opportunities to maximize rental income and minimize operating costs while aligning with Council objectives.
Conduct property inspections and strategic asset reviews.
Manage and undertake rent reviews, lease renewals, and lease re-gearing exercises.
Market and let vacant units, negotiating lease terms and assessing prospective tenants' financial standing and suitability.
Handle landlord and tenant matters, including licenses to assign, subletting requests, deeds of variation, change of use applications, and covenant breaches.
Monitor rental income and arrears, collaborating with debt recovery teams to minimize outstanding debts.
Oversee the management of vacant properties, ensuring compliance with security, insurance, and health and safety requirements.

Requirements:

Significant experience in commercial property management.
Experience managing a diverse commercial property portfolio.
Experience undertaking landlord and tenant work, including rent reviews and lease renewals.
Experience managing complex property negotiations and disputes.
Degree in Estate Management, Surveying, Real Estate, Property Management, or a related discipline.
Commitment to continuing professional development.
