We are looking for an organised and proactive Lettings Compliance & Property Coordinator to manage the day-to-day compliance requirements across our managed property portfolio. The role will be 30 hours Monday to Friday.
The role will be responsible for ensuring properties remain compliant, certificates are kept up to date, inspections are arranged and completed, and any issues are followed through to resolution.
Key responsibilities
Property Compliance
- Manage compliance across the residential property portfolio.
- Maintain accurate compliance records for every property.
- Monitor expiry dates and arrange inspections and renewals in advance.
- Ensure all compliance documentation is uploaded and filed correctly.
- Liaise with landlords, tenants, contractors and local authorities where required.
- Follow up outstanding remedial works and ensure they are completed.
Gas & Electrical
- Arrange and monitor Gas Safety Certificates (CP12/LGSRs).
- Arrange EICRs and ensure remedial works are completed within the required timescales.
- Monitor electrical remedial works and obtain completion documentation.
- Maintain accurate records of all gas and electrical compliance.
Fire Safety
- Coordinate fire alarm testing and servicing.
- Arrange and monitor emergency lighting inspections where applicable.
- Coordinate fire door inspections/checks and follow up defects.
- Monitor fire risk assessment actions and ensure remedial works are progressed.
- Liaise with competent fire safety contractors.
General Property Compliance
- Track EPCs and other statutory certificates.
- Monitor licensing requirements, including HMO/selective/additional licensing where applicable.
- Maintain compliance trackers and property files.
- Identify upcoming compliance deadlines and proactively arrange works.
- Carry out basic property compliance inspections where appropriate.
- Escalate serious safety or compliance issues immediately.
Contractor Management
- Book approved contractors for inspections, testing and remedial works.
- Obtain quotations where required.
- Check contractor reports and certificates are received.
- Chase outstanding works and certificates.
- Ensure contractors provide appropriate certification and evidence of competency.
- Maintain a preferred contractor list.
What we're looking for
- Previous experience in lettings, property management or property compliance.
- Strong organisational and administration skills.
- Good understanding of residential property compliance.
- Excellent attention to detail.
- Confident dealing with landlords, tenants and contractors.
- Ability to manage multiple properties and deadlines.
- Good IT and computer skills.
- Full UK driving licence would be advantageous.

This is an ideal role for someone who enjoys property, organisation and compliance and wants to take ownership of ensuring a portfolio remains fully compliant.
The successful candidate will become the main point of contact for property compliance, ensuring nothing expires, nothing gets missed and any issues are dealt with promptly.
Pay: £18,000.00-£21,000.00 per year
