The Housing Support Worker plays a key role in enabling individuals and families to achieve and maintain independent living.
Working within supported accommodation and community based settings, the postholder provides person centred support to our customer s helping them sustain their tenancies, improve their wellbeing, develop life skills, and access appropriate services where necessary, liaising with partner agencies as appropriate.
The role focuses on empowering people to make informed choices, increase independence, reduce social exclusion, and achieve positive outcomes through collaborative support planning and partnership working.
Key Activities
What you’ll do:
· Making sure that our customers’ homes are places they can be proud of, you’ll support your customers by engaging and involving them in their tenancies, supporting them to sustain safe, secure and successful tenancies.
· Assisting with the sign up process for new customers, explaining tenancy agreements, rights and responsibilities.
· Support customers to report repairs and liaise with maintenance teams.
· Monitor property conditions and encourage customers to maintain clean and safe living environments.
· Identify tenancy breaches and work proactively to resolve issues.
· Where there is a need, you’ll also issue and sign warning letters and notices which may lead to attending court.
· Help our customers with housing benefit/universal credit claims, making sure that these are received on their rent account.
· Signpost to debt advice and financial support services and other local health & wellbeing services.
· Getting homes ready for the next customers who need our help and for maximum occupancy, you’ll turn around vacant or void rooms / properties within set timescales.
· Ensure all health and safety and statutory compliance checks are completed before occupation, ensuring we are health and safety compliant and that maintenance standards are met.
· Report outstanding property issues and escalate concerns where necessary.
· Follow safeguarding policies and procedures and identify potential risks to customers, staff and the public and report concerns promptly.
· Develop effective working relationships with local authorities and other local stakeholders involved with customers.
Property Preparation and Contractor Liaison
· Liaise with the Head of North East Operations to ensure properties are safe, clean, furnished and ready for new customers.
· Complete post-work inspections to ensure properties meet organisational standards.
· Carry out pre-occupation property inspections and identify any repairs or maintenance requirements prior to letting.
· Liaise with internal teams and external contractors to arrange repairs, cleaning, decorating and furnishing of properties.
· Monitor the progress and quality of contractor work, ensuring repairs are completed within agreed timescales.
· Conduct property inventories and ensure all required documentation is completed.
· Coordinate resident move-ins, including issuing keys and providing a property induction and inventory.
· Ensure all health and safety and statutory compliance checks are completed before occupation.
· Report outstanding property issues and escalate concerns where necessary.
· Assist with void property preparation where required.
Salary - Competitive TBC depending on experience
Working Hours - Full time 37.5 hours per week (part time considered)
Pay: £26,000.00-£28,000.00 per year
