Experienced Property Manager – Residential Lettings

Hours: Monday to Friday, 08:30am–5:00pm
The Opportunity
Goldwyn Knight is looking for a proactive, organised and experienced Residential Property Manager to join our growing estate agency in Greenwich.
You will take responsibility for the day-to-day management of a residential property portfolio, acting as the principal point of contact for landlords, tenants and contractors.
This is an important position within the business and would suit someone with at least 12 months’ residential property-management experience who is confident managing maintenance, compliance and tenancy matters and is looking for greater responsibility and long-term career progression.
Our managed portfolio includes properties across Greenwich, Canary Wharf, the City and Central London, providing the successful candidate with exposure to professional landlords, investors and high-value London property.

Key Responsibilities
- Managing a portfolio of residential properties
- Acting as the principal point of contact for landlords and tenants
- Receiving, assessing and coordinating maintenance requests
- Identifying urgent matters and arranging an appropriate response
- Obtaining contractor quotations and landlord approval before instructing works
- Appointing contractors and monitoring repairs through to completion
- Keeping landlords and tenants informed throughout each maintenance case
- Arranging routine property inspections and preparing follow-up reports
- Monitoring safety certificates and property compliance requirements
- Coordinating tenancy renewals, rent reviews, check-ins and check-outs
- Preparing tenancy agreements and associated documentation
- Assisting with referencing, identification checks and move-in requirements
- Monitoring rent payments and assisting with arrears management
- Managing deposit-related matters and supporting dispute preparation
- Liaising with landlords, tenants, contractors, freeholders and managing agents
- Reviewing contractor invoices and allocating charges accurately
- Maintaining complete and accurate CRM records
- Handling complaints professionally and working towards practical resolutions
- Supporting the lettings team and wider business where required
Essential Requirements
- At least 12 months’ residential property-management experience
- Experience managing maintenance issues and coordinating contractors
- Good understanding of the residential tenancy lifecycle
- Working knowledge of lettings legislation and property compliance
- Excellent written and verbal communication
- Strong organisational and administrative skills
- Ability to manage multiple properties, priorities and deadlines
- High attention to detail and accurate record-keeping
- Confidence dealing directly with landlords and tenants
- Calm and professional approach to complaints and challenging situations
- Competence using email, Microsoft Office, CRM systems and other digital platforms
- Full UK driving licence
- Reliable access to a car for property visits and business appointments
- Appropriate business-use motor insurance or willingness to arrange it
- Right to work in the United Kingdom

Desirable Experience
- Independently managing a residential property portfolio
- Conducting property inspections and preparing reports
- Managing renewals, arrears, complaints and deposit disputes
- Using estate agency or property-management CRM software
- Working with overseas landlords, freeholders or block-management companies
- ARLA Propertymark qualification or willingness to work towards one
- Familiarity with Greenwich, Canary Wharf or the Central London property market

Working Arrangements
The normal working hours are Monday to Friday, 08:30am–5:00pm.
This is an office-based position in Greenwich, with regular property inspections and appointments across London. Occasional emergency availability may be required where reasonably necessary.
