Operations Manager — Short-Term Lets & Property Management
Salary: £35,000 - £40,000 (dependent on experience) Plus: Performance commission, private health insurance, mileage allowance, Full UK driving licence required
About Us
We're an ambitious, fast-growing property management company specialising in short-term lets and serviced accommodation. We manage properties on behalf of individual clients as well as our own portfolio, and we sit within a wider group that also includes property development and other property-related businesses.
We're not a big corporate machine, we're a small, driven team that moves quickly, takes ownership, and genuinely cares about the guest experience. As we grow, we're looking for an Operations Manager who wants to grow with us.
The Role
This hire is about bringing in genuine operational expertise and putting it to work. We're looking for an experienced Operations Manager who can take everything they've learned running operations elsewhere, implement it here, and build the operational excellence that will let us scale properly.
You'll be in charge of all operations the day-to-day running of our short-term let portfolio, and the small team behind it, including overseas-based customer service agents and an internal operations coordinator.
This isn't a role where someone hands you a playbook; you're the one bringing the playbook, adapting it to how we work, and improving it as we grow.
We're a small company right now, but we're growing quickly, and we want to get our operations right before we scale further. That means we need someone adaptable and flexible comfortable with a business that's still evolving, happy to turn their hand to whatever's needed, and genuinely excited to grow with us as new ventures launch across the group.

What You'll Be Doing
- Managing day-to-day operations across all short-term let sites, owning standards for health and safety, cleanliness, and general presentation everywhere
- Managing sub contracted cleaning teams, rotas, nightly pricing, and occupancy, and reporting accurately on operational performance
- Leading and developing a small team (including running morning briefings clear instructions, clear timescales, clear rationale)
- Monitoring and acting on guest feedback — you care about guests having a genuinely great stay, not just an average one
- Owning property-level occupancy performance, analysing the data, and turning it into real, actionable improvements not just reporting numbers upward
- Driving booking enquiry conversions
- Planning ahead always thinking Plan A, B and C before the day starts, and staying calm and effective when things get busy
- Building trust and credibility with clients, subcontractors, and colleagues through professionalism and a positive, approachable manner
What We're Looking For
- Proven experience managing operations in a hospitality, short-term lets, or related environment
- A track record of managing teams (and ideally managers) in a fast-paced operational setting
- Confidence implementing processes and systems quickly, without needing hand-holding
- Strong understanding of budgets, cash flow, and performance reporting
- Experience working in a regulated, compliance-focused, or data security-conscious environment
- Adaptable and flexible, comfortable operating in a small, fast-changing business rather than a fixed corporate structure
- A genuine growth mindset excited to grow with the business as it scales, not just hold down a post
- Full UK driving licence
Rewards & Benefits
Base salary: £35,000 - £40,000, depending on experience
Plus Expected Commission Approx. - £5,000
Occupancy Commission Beat your quarterly occupancy target and earn 10% of the additional management fee income generated above target. Commission is calculated on average performance across the quarter, so a stronger month can offset a weaker one it's the average that counts.
Example:
Ø Target quarter occupancy of 70% generates £10,000 in management fees.
Ø Actual average occupancy of 80% generates £12,000.
Ø Commission is paid on the £2,000 uplift: 10% x £2,000 = £200
On top of this, we offer an Annual Consistency Bonus. Beat your occupancy target in all four quarters of the year and earn an additional £1,500.
Finally, we also offer a New Client Introduction Bonus Introduce a new client and earn £1,000 over their first 12 months: £500 on sign-up, £250 at 6 months, £250 at 12 months.
