Hours: Monday 5:00am to 1:30pm and Tuesday to Friday 8:00am to 4:30pm
Reporting to: Managing Agent
Annual Salary: £27,000-£30,000 (dependant on experience)
Job Purpose:
This large development is looking for an experienced Caretaker who takes pride in their work to join their team and help make a real difference in making this development a great place to live. The Caretaker is responsible for the day-to-day upkeep, cleanliness, safety, and general maintenance of a large residential development of flats working alongside cleaners and gardeners. The role ensures that all communal areas are well presented and safe.
What You'll Be Doing:
· Keeping estate areas clean, tidy, and hazard-free at all times.
· Conducting regular site walkarounds to identify and report issues.
· Identify and report maintenance issues, health and safety concerns, or damage to the Managing Agent and take reasonable steps to reduce risk where safe to do so.
· Carry out repairs and maintenance tasks where appropriate (e.g. adjusting doors, painting and fixes etc as examples).
· Carry out painting/redecoration of communal areas including internal block walls.
· Undertake cleaning tasks as required, including litter picking, jet washing and supporting soft landscaping duties such as weed removal.
· Ensure refuse and recycling bins are taken out of bins stores and located in agreed locations for weekly Council collections. Bins to then be returned to bin stores following collection. The Council collections bins at approximately 6:30am on Mondays hence the different working hours for Mondays.
· Ensuring bin stores are accessible and clean.
· Assisting with system testing (e.g. emergency lighting, smoke vents dry risers, entry systems, lift emergency lines and reporting faults promptly etc) and assisting in maintaining compliance with health and safety regulations.
· Supporting contractor sign-in/out and ensuring Health & Safety compliance.
· Monitoring mechanical and electrical plant equipment such as lifts, pumping stations and reporting faults promptly etc).
· Providing security support including CCTV monitoring, reporting any suspicious behaviour and ensuring doors & gates are secure and functioning.
· Act as a friendly and professional point of contact for residents
· Respond to day-to-day queries and issues in a helpful and courteous manner
· Manage access for contractors and ensure works are carried out appropriately
Person Specification:
· Previous experience in a caretaker, estate services, maintenance, or similar role
· Physically fit and able to carry out manual duties
· Practical DIY and maintenance skills
· Able to complete routine forms and documentation
· Positive, “can-do” attitude to problem-solving
· Good communication and customer service skills
· Ability to work independently and manage workload effectively
· Awareness of health and safety responsibilities
· Reliable, trustworthy, professional always and able to follow structured routines
· Practical experience in trades such as carpentry, decorating and plumbing would be advantageous
· Computer literate, with the ability to use IT systems and mobile devices for reporting and communication
Desirable:
· Experience working in a large residential or housing development
· Knowledge of building services
· Relevant health and safety training (e.g. COSHH, Fire Safety)
· UK driving licence
