Planned Works Operative
Reports To: Compliance and Voids Manager
Contract Type: Permanent, Full-Time
Salary: £31,000 – £35,000 per annum (depending on experience and qualifications)
Hours: 40 hours per week, Monday–Friday, 8am–5pm (1-hour unpaid lunch)
Additional: Evening and weekend overtime available at enhanced rates (no on-call requirement)
Location: Regular travel across EHSL’s property portfolio, with most sites located in London, Surrey, Hertfordshire, and Bedfordshire. Some travel to other areas may also be required.

Role Overview
As a Planned Works Operative, you will deliver a wide range of planned maintenance, fire remedial works, void property refurbishment, and redecoration.
You will work independently and as part of small teams, reporting directly to the Compliance and Voids Manager. Flexibility is essential, as the role requires completing jobs to a high standard, meeting timescales, and ensuring properties are safe, compliant, and ready for residents.
Your work will make a direct and meaningful difference to residents living in EHSL homes.
Key Duties
Voids, Redecoration & Multi-Trade Works
- Complete planned maintenance and void works across EHSL properties.
- Painting, decorating, and preparation to high standards. You must have painting and decorating skills.
- Damp and mould treatment following EHSL procedures.
- Minor patch plastering and wall repairs.
- Basic plumbing and electrical tasks (e.g., tap changes, socket faceplates).
- Install blinds, curtains, and window coverings.
- Carry out basic carpentry and flooring repairs.
- Replace door handles, ironmongery, and fixtures.
- Deliver general multi-trade works to bring properties to a safe, clean, and lettable standard.
Additional Responsibilities
- Work sensitively and respectfully in occupied supported housing environments.
- Maintain professionalism and safeguarding awareness when interacting with vulnerable residents.
- Follow all Health & Safety requirements, including risk assessments and method statements.
- Keep EHSL systems updated with job progress, variations, and completions.
- Maintain your work van, tools, and PPE in good condition.
- Keep all workspaces safe, clean, and compliant.
- Work towards key performance targets (e.g., void turnaround, first-time fixes, fire safety standards).
Qualifications & Experience
Essential
- Painting and decorating
- Cleaning
- Multi-trade experience in repairs, maintenance, or construction.
- Full UK Driving Licence.
- Strong understanding of Health & Safety responsibilities.
- Excellent communication skills with residents, colleagues, and managers.
- Ability to work independently and as part of project teams.
- Flexibility to finish jobs and meet timescales.
Desirable
- Experience in supported housing, care, or social housing.
- Painting and decorating qualification
- Basic appliance troubleshooting experience.
- Basic IT skills (Outlook, Teams, WhatsApp).
