As a Maintenance Operative, you will carry out a wide range of maintenance and repair tasks across completed and active developments. You will work closely with the Construction, Site Management and the customer care teams to identify issues, respond to defects and ensure work is completed safely, efficiently and to a high standard.
The role will suit someone who is practical, dependable and able to work independently, with a good understanding of general building maintenance.
Key Responsibilities
- Carry out general maintenance, repair and remedial works across residential properties.
- Attend to reported defects and maintenance issues promptly and professionally.
- Complete snagging and remedial works following the completion of new-build projects.
- Carry out basic carpentry, plumbing, decorating, tiling and general building repairs.
- Repair doors, locks, handles, skirting, flooring, fixtures and fittings.
- Carry out minor plumbing repairs, including taps, toilets, traps and basic pipework.
- Complete basic electrical-related tasks where competent and appropriately qualified, referring specialist works to qualified electricians.
- Carry out painting and decorating works as required.
- Repair and maintain communal areas, external areas and associated facilities.
- Identify defects, potential maintenance issues and health and safety concerns and report them appropriately.
- Work alongside subcontractors and specialist contractors when required.
- Assist with preparing properties for handover and occupation.
- Maintain tools, equipment and company vehicles in good working order.
- Ensure all work is carried out in accordance with company procedures, health and safety requirements and relevant regulations.
- Maintain accurate records of completed maintenance works and materials used.
- Ensure properties are left clean, safe and presentable following maintenance work.
- Respond professionally to residents, clients, site teams and other stakeholders.
- Assist the wider construction and property teams with additional practical tasks when required.
About You
We are looking for someone who takes pride in their work and has a strong practical ability across a range of maintenance disciplines.
You will ideally have:
- Previous experience in a maintenance, property maintenance, construction or building environment.
- Good general building and repair skills.
- Practical experience in areas such as carpentry, plumbing, decorating, tiling and general repairs.
- Good understanding of construction methods and building materials.
- Ability to diagnose problems and identify practical solutions.
- Ability to work independently and manage a varied workload.
- Good communication and customer service skills.
- A reliable, professional and positive attitude.
- Strong attention to detail and pride in the quality of your work.
- Good understanding of workplace health and safety.
- Ability to work safely at height and use appropriate tools and equipment.
- Relevant trade qualifications are desirable but not essential, depending on experience.
- A full UK driving licence is essential/desirable due to travel between properties and developments.
