Role Overview
We are looking for a professional, organised and proactive Property Inspector to join our Property Management team.
The successful candidate will be responsible for carrying out routine property inspections, identifying maintenance and health and safety issues, managing tenant obligations on site, and ensuring clear inspection reports are completed in line with company procedures.
This role would suit someone who is confident working independently, has strong attention to detail, understands landlord and tenant responsibilities, and can communicate professionally with tenants, contractors, council officers and internal teams.
Main Responsibilities
- Carry out planned routine property inspections on a daily basis
- Identify maintenance issues, health and safety concerns, tenant responsibility issues, property damage, damp and mould, access issues, unauthorised alterations and any other property condition concerns
- Ensure inspection reports are completed accurately, with clear written notes and photographic evidence and added on system
- Understand and report on landlord and tenant obligations, including tenant damage, poor housekeeping, blocked access, failure to report repairs and breach of tenancy conditions
- Respond professionally to tenant queries and liaise with the team and team leader to resolve issues efficiently
- Attend properties with escalated maintenance concerns and provide clear site updates to support decision making
- Meet council inspectors on site when required and manage visits professionally
- Carry out health and safety spot checks and escalate urgent or high risk matters immediately
- Assist the manager and wider team with inspection related administration
- Keep systems, files and trackers up to date in line with company procedures
- Draft and send tenant letters where required
- Follow all key procedures and protocols, including access, reporting, escalation and evidence requirements
- Identify key works required and support a practical, cost aware approach to maintenance and property management
Key Skills and Experience Required
- Good knowledge of landlord and tenant obligations
- Good understanding of health and safety in residential properties
- Strong attention to detail and ability to identify property issues accurately
- Excellent written and verbal communication skills
- Confident dealing with tenants, contractors, council officers and internal teams
- Ability to remain calm and professional in difficult situations
- Strong organisational skills and ability to manage a daily inspection schedule
- Confident using property management systems, inspection software, email and basic office systems
- Able to work independently while knowing when to escalate concerns
