The company is focused on developing its portfolio of managed properties, strengthening landlord relationships and expanding its presence within the London property market.
We are seeking a commercially focused Business Development Manager to support continued business growth by identifying new opportunities, developing landlord and property-owner relationships, generating new instructions and managing the business development pipeline.
Role Overview
The Business Development Manager will be responsible for developing new business opportunities within the property lettings and management sector. The successful candidate will identify prospective landlords and property owners, generate and qualify leads, develop commercial proposals, negotiate service arrangements and maintain long-term client relationships.
The role also involves market research, CRM and pipeline management, structured handovers of new instructions and regular reporting of business development performance to the Director.
Key Responsibilities
- Develop and implement structured business development plans to increase landlord instructions and the number of properties managed by the company.
- Research the local property market, landlord requirements, competitor activity, pricing trends and referral opportunities to identify commercially viable target segments.
- Identify and approach prospective landlords, property investors and property owners who may require letting or property-management services.
- Generate new business leads through referrals, online enquiries, professional networks, landlord contacts, property-owner meetings and targeted business-development activities.
- Assess and qualify prospects by understanding portfolio size, property location, service requirements, budget, decision-maker, timescale and commercial potential.
- Maintain accurate CRM and lead-tracking records, including contact history, pipeline stage, next action, estimated value, conversion probability and outcome.
- Consult with prospective landlords and property owners to understand their letting, property-management, compliance-coordination and portfolio requirements.
- Prepare professional proposals, service scopes, quotations and commercial terms using approved company templates, pricing and internal approval procedures.
- Present the company’s services clearly and commercially, including service levels, pricing, responsibilities, timelines and handover arrangements.
- Follow up enquiries promptly, manage objections and negotiate commercial terms within approved authority limits to secure suitable landlord instructions and management agreements.
- Ensure agreed terms and client requirements are recorded accurately before new business is handed over to the operational team.
- Build and maintain long-term relationships with landlords and property owners to support renewals, additional units, repeat business and referrals.
- Attend client meetings, professional networking events and business-development activities where required.
- Prepare weekly and monthly business development reports covering lead volume, conversion rates, new clients, new property instructions, proposal values, revenue forecasts and lost opportunities.
- Monitor agreed KPIs and recommend improvements to service propositions, pricing approaches and business-development activity based on market evidence and performance data.
- Work closely with the Director, lettings and administrative teams to support sustainable portfolio growth and effective handover of new instructions
Required Skills and Experience
- Previous experience in business development, sales, account management, client relationship management or a similar commercial role.
- Strong ability to identify, develop and convert new business opportunities.
- Good understanding of sales pipelines, lead generation, prospect qualification and client relationship management.
- Strong communication, presentation and negotiation skills.
- Ability to communicate professionally with landlords, property owners, investors and other business contacts.
- Experience preparing proposals, quotations, commercial presentations or service agreements.
- Ability to carry out market research and identify commercially viable opportunities.
- Experience using CRM systems or other sales and lead-tracking platforms.
- Strong organisational skills with the ability to manage multiple prospects, follow-ups and deadlines.
- Good numerical and analytical skills for reviewing pricing, pipeline values and business-development performance.
- Strong attention to detail and accurate record-keeping skills.
Desirable Skills
- Previous experience within property lettings, estate agency, property management or real estate.
- Experience developing relationships with landlords, property investors or property owners.
- Knowledge of the London residential property and lettings market.
- Experience using property-management, CRM or online property-platform systems.
- Understanding of digital lead generation, online enquiries and property marketing channels.
- Experience working towards sales, client-acquisition or portfolio-growth targets.
Qualifications
- Degree or equivalent professional experience in Business Management, International Business, Marketing, Sales, Real Estate, Property Management or a related field.
- Relevant professional training or qualifications in business development, sales, marketing or property would be advantageous.
Pay: From £38,700.00 per year
