Job Summary
We seeking a reliable, hardworking and proactive Estate Maintenance Operative to join our growing team. This is a varied, site-based role responsible for maintaining the cleanliness, appearance and general upkeep of residential developments across Kent and South London.
The successful candidate will take pride in delivering a high standard of service and will be confident carrying out routine cleaning, grounds maintenance and minor repair works without constant supervision.
Key Responsibilities
Estate/Building Cleaning
· Sweep, mop and vacuum communal internal areas.
· Clean entrance halls, stairwells, corridors and lifts.
· Clean internal glazing and communal windows where accessible.
· Carry out carpet cleaning to communal areas using company equipment (ad-hoc)
· Dust and wipe down handrails, skirting boards and communal surfaces.
· Remove cobwebs and maintain a high standard of cleanliness throughout communal areas.
· Report any health and safety concerns or maintenance issues identified during visits.
Grounds Maintenance
· Mow lawns and maintain grassed areas.
· Trim hedges, shrubs and small trees where appropriate.
· Weed flower beds, pathways and car parks.
· Sweep leaves and debris from external areas.
· Jet wash communal pathways, bin stores, parking areas and hard standings as required.
· Maintain communal gardens to a high standard throughout the year.
· Water planting where required.
· Keep bin stores, pathways and parking areas clean and tidy.
· Remove fly-tipped items and non-hazardous waste from communal areas where authorised.
General Maintenance
Carry out minor repairs to communal areas, including:
· Adjusting and replacing locks.
· Fitting or repairing door furniture.
· Replacing signage.
· Basic carpentry repairs.
· Minor decorating and touch-up painting.
· Replacing light bulbs and simple electrical accessories (where competent to do so).
· Repairing fencing and gates.
· Gutter Clearance
· Carry out minor drain clearance where safe to do so and report recurring drainage issues.
· Re-fixing loose fittings and fixtures.
· Assemble and install minor items as instructed.
· Identify repairs outside your competence and report these promptly.
Health & Safety
· Work safely at all times in accordance with company policies.
· Use equipment and machinery safely and correctly.
· Wear appropriate PPE.
· Complete dynamic risk assessments where appropriate.
· Maintain company vehicles, equipment and tools in a clean and serviceable condition.
General Duties
· Travel between sites across Kent and South London.
· Complete property inspections when requested using the in house app.
· Liaise professionally with residents, clients and contractors.
· Complete works within agreed timescales.
· Maintain accurate records of completed work where required.
Person Specification
Essential
· Full Clean UK Driving Licence.
· Good practical DIY and maintenance skills.
· Previous experience in cleaning, gardening, caretaking or property maintenance.
· Ability to work independently and manage your own workload.
· Good communication and customer service skills.
· Reliable, punctual and trustworthy.
· Physically fit and capable of carrying out manual work outdoors in all weather conditions.
Desirable
· Experience working within residential block management or housing.
