Construction Project Manager — Freelance / Self-Employed (Project-by-Project)

We're a construction project management consultancy working on HMO conversions, commercial-to-residential schemes and residential refurbishments. We're looking for an experienced Project Manager to run projects day-to-day on a self-employed, project-by-project basis.
This isn't a role where you'll be handed a clipboard and supervised. You'll take a project from feasibility through to handover and run it, with the director focused on origination and client relationships rather than looking over your shoulder.
What you'll be doing
- Running live projects from feasibility through pre-construction, procurement, delivery and handover
- Regular site visits, progress monitoring and quality control
- Fortnightly or Monthly valuations of works and payment recommendations
- Snagging, defects management and final handover
- Co-ordinating architects, structural engineers, M&E consultants, planning consultants and party wall surveyors
- Preparing schedules of works and tender packs; analysing quotations and making award recommendations
- Managing contractors on site against programme and specification
- Arranging and attending Building Control inspections
- Recording variations, tracking cost against budget, and managing retention
- Weekly written progress reports to clients
- CDM compliance, checking contractor RAMS and insurances, and site safety monitoring
- Collecting certification through to practical completion
What you'll need
- Demonstrable experience running construction projects end-to-end in the UK
- Working knowledge of CDM 2015 and duty holder responsibilities
- Comfortable with JCT contracts, valuations and change control
- Able to read and interrogate drawings, specifications and structural details
- Confident dealing directly with clients, contractors and consultants
- Full UK driving licence and own transport — this role involves regular travel
- Own professional indemnity and public liability insurance
- Self-employed status with your own UTC/limited company arrangements in place
Helpful, not essential
- HMO conversion experience, including licensing and fire safety requirements
- Class E to residential or prior approval schemes
- Quantity surveying or cost management background
- SMSTS, CSCS, first aid
- Familiarity with Monday.com
How we work
We run a documented eleven-stage delivery process with defined stage gates, so you'll know exactly what "finished" looks like at each point rather than guessing. Projects are managed on Monday.com with a standard template. You'll be given the process, not asked to invent it.
Practicalities
Our base is Woking, Surrey. Live projects are currently spread across Surrey, Hampshire, Somerset, Sussex and London, so regular travel is a genuine part of this role — please only apply if that suits you.
Engagement is project-by-project. Turnkey developments typically run around eight months; project management–only appointments around five. There's scope for continuous work for the right person as our project volume grows.
