Key Responsibilities:
- Portfolio Ownership: Oversee day-to-day operations for a portfolio of residential properties across Birmingham, ensuring exceptional occupancy and retention rates.
- End-to-End Tenancy Management: Manage the entire lifecycle from onboarding and inventory reviews to tenancy renewals, rent collections, and deposit registrations.
- Compliance & Safety Leadership: Ensure all properties strictly comply with current UK housing laws, HMO standards, and mandatory certificates (Gas Safety, EICR, EPC).
- Maintenance Coordination: Act as the primary point of contact for routine and emergency maintenance, vetting external contractors to ensure quality work at fair prices.
- Stakeholder Management: Build strong, trust-based relationships with landlords and tenants, providing clear communication, financial updates, and professional advice.
What We Are Looking For:
- Experience: 2+ years of hands-on experience in UK residential property management or lettings administration.
- Track Record: A solid history of successfully managing tenant relationships and maintaining full regulatory compliance.
- Skills & Knowledge: Strong understanding of UK tenancy law, statutory property compliance, and conflict resolution techniques.
- Licensing & Mobility: A full UK driving licence and access to a personal vehicle for routine site visits.
- Mindset: You are pragmatic, organized, and calm under pressure. You know how to prioritize urgent repair needs while maintaining excellent attention to detail.
Pay: £32,000.00-£38,000.00 per year
