Job Title: Working Site Manager — Aids & Adaptations (Self-Employed / CIS)

Contract Length: 3 months initially, with a 12-month contract offered subject to review
Rate: £3,000 per month (rising to £3,500 per month on award of the 12-month contract)
Location: Telford-based, with travel to sites across the Midlands and Central UK

Rubik Builders Limited is a Telford-based construction and retrofit contractor delivering decarbonisation, renewables, adaptations and planned works for housing associations, local authorities and Tier 1 contractors. We hold PAS 2035, MCS, TrustMark, NICEIC, NAPIT, SSIP and Constructionline Gold Plus accreditations, and deliver through frameworks including Fusion21, Aster and Wates.
We are engaging a Working Site Manager on a self-employed basis to take ownership of delivery across our Aids & Adaptations programme.
The Role
This is a hands-on management contract, not a desk job. You will own the delivery of adaptations works from mobilisation to handover — managing subcontractors, controlling programme, keeping the client informed, and stepping in on the tools when a job needs pushing over the line.
You will be accountable for the output of the subcontractors on your projects. If it isn't built to specification, it's your responsibility to put it right.
Scope of Works
- Manage and supervise subcontractors on live adaptations sites, holding them to programme, specification and quality standards
- Plan and schedule works, allocate tasks, and run multiple jobs concurrently
- Produce and issue RAMS, risk assessments and method statements using our project software
- Upload daily site logs, photographs and progress records; schedule and close out tasks on our systems
- Maintain professional client and resident engagement throughout — these are occupied homes and often vulnerable end users
- Site inspections, snagging and quality sign-off prior to handover
- Carry out practical works directly where a project is behind or a trade has let us down
- Ensure full compliance with health & safety requirements at all times
Essential Requirements
- CSCS card — Gold (Supervisor) or Black (Manager)
- SMSTS or SSSTS certification
- Demonstrable experience managing subcontractors on domestic or social housing sites
- Confident with IT and site management software (daily logs, task scheduling, digital RAMS)
- Genuinely hands-on — willing and able to pick up tools when the programme demands it
- Calm and effective under pressure, managing competing deadlines
- Full UK driving licence and use of your own vehicle (business mileage reimbursed at HMRC-approved rates). Can use Company Van if eligible
- Registered as self-employed with HMRC and CIS-registered
- Right to work in the UK

Contract & Payment
- £3,000 per month for an initial 3-month contract, paid monthly via the Construction Industry Scheme (CIS), less statutory deductions
- Performance and fit reviewed at the end of the initial term
- On successful review, a 12-month contract will be offered at £3,500 per month
- Business mileage reimbursed at HMRC-approved rates on submission of a mileage log
