Job Summary
FI Facilities Management are seeking an experienced Building Supervisor - Residential to join the team in a full time, permanent basis. In this dynamic role, you will oversee daily building operations and maintaining a safe, welcoming, and efficient environment.
Overview of your job role:
- To deliver onsite Building Supervision Function to Leon House as directed by the Regional Facilities Manager/Site management in support of the landlord.
- To conduct planned maintenance and compliance checks at the property on a preprogrammed list of tasks and health and safety checks.
- To assist and provide a point of focus for the visitors and contractors and relay critical information up through the FIFM chain.
- To update and review Health & Safety, via Alcumus.
- To manage the Pre Planned Preventative Maintenance and Reactive Maintenance.
Your aim and objectives:
Your aim is to maximise the operational effectiveness of the Residential Building, through the timely delivery of building support and routine maintenance and compliance checks and fault reporting of the building and its functional systems. To make sure all priority tasks that are assigned to you are completed in safe and timely manner as dictated within the priority coding system. To effectively minimize the long-term maintenance costs of the building fabric and systems within the demise. Provide experienced feedback to the Regional Facilities Manager/Site Management on the cost-effective solutions of defects and faults identified.
General awareness of Health & Safety and the reporting of:
- Building Defects
- Method statements
- Risk assessments
- Current legislation/ Regulations.
- Awareness of Permits to works requirements.
- Alcumus reports
To maintain a good working knowledge of current legislation and statutory legislation:
Operating requirements:
The role requires you to undertake the following tasks:
- Weekly building façade check and report all defects and make safe any issues and report.
- Check concierge and cleaners turn up for work and are in uniform.
- Water flushing in empty apartments, show apartments and common areas – these regimes must be recorded including temp testing.
- Void inspections of all empty and show apartments weekly – recorded.
- Void inspections of empty Retail buildings/rooms – recorded.
- Fire alarm testing – weekly, call point tests with RFM - recorded in the fire logbook.
- Sprinkler flow testing these are to be carried out by both Caretaker and RFM to ensure its not missed. – Recorder on insurance cards provided.
- Check Emergency Evacuation Call Points are working with RFM – Recorded in fire logbook.
- Generator Testing – Monthly – Recorded.
- Emergency light testing – Visual Check on all charging lights and to be recorded.
- Incident books checked and signed off.
- Waste Management controls to be in place.
- Dining room and toilets to be inspected.
- Cleaning and building checks daily.
- Entrance cleaning – weekly.
- Monthly checks of fire box and extinguishers – recorded.
- Monitoring and reviewing of the CCTV system.
- Check the access system is fully function weekly.
- Undertake and relay building metered utility services figures.
- Relay all relevant information back to FIFM and building Landlord.
- Provide co-ordination for delivered services such as Mail, E-Mail Contact enquires, Phone calls.
- Provide a point of contact out of hours for building emergencies and provide appropriate support.
- Control and liaison of visiting contractors working on the landlord’s areas and systems.
- Ensure that proper records are kept recording maintenance and inspections of all plant and equipment and integrated within the Health & Safety systems.
- Work alongside the Head of Residential Sales, to assist with any residential matters, inclusive of new residential move ins.
- All Lift Emergency line connections – checked weekly and recorded.
People Management
- Liaise with the Concierge and Cleaning staff on-site.
- Work with the Site Manager to maintain Leon House as a cohesive ‘one team’.
- To ensure, overall delivery of Soft Services, the extent of which is as dictated by the service schedules.
- Services are provided via the utilisation of employees for Concierge and Cleaning Services, whilst managing additional services provided by specialist sub-contractors (maintenance, landscaping, waste management, window cleaning and pest control).
