Site Controller / Premises Manager

About the Role
We are seeking a proactive and highly organised Site Controller to take responsibility for the day-to-day management of a busy educational site. This is an excellent opportunity for an experienced facilities, estates, maintenance, or premises professional to play a key role in ensuring a safe, secure, and well-maintained environment for staff, pupils, and visitors.
The successful candidate will oversee all aspects of site operations, health and safety compliance, maintenance planning, contractor management, and site security, while leading a small team and supporting the wider operational needs of the school.
Key Responsibilities
- Lead and manage all site, premises, and facilities operations.
- Ensure the site remains safe, secure, clean, and fully operational at all times.
- Oversee planned preventative maintenance programmes and reactive repairs.
- Manage and monitor external contractors, ensuring works are completed to required standards.
- Conduct regular site inspections and identify maintenance or compliance issues.
- Ensure compliance with all relevant health and safety legislation and best practice.
- Manage risk assessments, COSHH records, legionella monitoring, fire safety checks, and other statutory requirements.
- Coordinate site security, including alarm systems, key holding responsibilities, and emergency procedures.
- Support the planning and delivery of site improvement and refurbishment projects.
- Monitor premises budgets and assist with procurement of maintenance supplies and services.
- Supervise, support, and develop site and premises staff.
- Maintain accurate records relating to compliance, maintenance, inspections, and contractor activity.
- Assist with lettings, events, and out-of-hours site requirements where necessary.
About You
To be successful in this role, you will have:
- Previous experience within facilities, estates, premises, maintenance, or site management.
- Strong knowledge of health and safety regulations and compliance requirements.
- Experience carrying out building maintenance and coordinating repairs.
- The ability to understand and operate building systems, including mechanical and electrical equipment.
- Excellent organisational and problem-solving skills.
- Experience managing contractors and service providers.
- Strong communication skills with the ability to build positive working relationships.
- Competent IT skills, including Microsoft Office and email systems.
- The ability to prioritise workloads and respond effectively to changing demands.
- Experience supervising or managing staff.
Desirable
- Experience working within an educational environment.
- Health & Safety qualification (IOSH, NEBOSH or equivalent).
- Knowledge of statutory compliance requirements within public buildings.
- Project management experience.
- Full UK Driving Licence.
