Job Description:
As a Self-employed Property Manager at Vira Lettings Ltd you will play a crucial role in managing residential properties within Peterborough. This flexible position allows you to work from home and conduct property visits as needed. You will receive comprehensive training to ensure you have the skills and knowledge necessary to excel in this role.
Key Responsibilities:
1. Tenant Relations: Build and maintain positive relationships with tenants by addressing inquiries, concerns, and requests promptly, whether through remote communication or property visits.
2. Property Maintenance: Coordinate property maintenance, repairs, and renovations with contractors to ensure residential properties are well-maintained and meet safety standards.
3. Lease Administration: Manage lease renewals, rental agreements, and rent collection, ensuring compliance with UK property laws and company policies.
4. Financial Management: Develop and manage property budgets, track expenses, and provide financial reports to property owners.
5. Regulatory Compliance: Stay informed about UK residential property laws and regulations, ensuring properties comply with all legal requirements.
6. Property Visits: Conduct property visits within Peterborough to perform inspections, identify maintenance needs, and ensure properties meet quality standards.
7. Vendor Management: Collaborate with contractors and service providers to ensure quality, cost-effective services for residential properties.
8. Emergency Response: Be available for property visits or remote assistance for after-hours emergency response to address tenant or property emergencies.
9. Reporting: Prepare and present comprehensive property performance reports to property owners and management.
10. Tenant Screening: Assist in tenant screening processes, including background checks and reference verifications via online tools.
Qualifications:
- Proven experience in residential property management or a related field is a plus.
- Knowledge of UK residential property laws and regulations is desirable.
- Excellent communication and interpersonal skills for remote work and property visits.
- Strong organizational skills with meticulous attention to detail.
- Proficiency in property management software and remote tools (training provided).
- Strong problem-solving abilities and a customer-service mindset.
- Own car and a valid UK driving license for property visits within Peterborough.
