About the Role
As our Contracts Supervisor, you'll be responsible for ensuring our contracts run efficiently on a day-to-day basis.
You'll be the link between our office team, operatives, subcontractors and clients, making sure jobs are progressing, issues are resolved quickly and our service standards remain high.
No two days are the same.
One minute you may be helping the scheduling team reorganise diaries to meet service levels. The next, you'll be negotiating with subcontractors, reviewing variations, resolving client issues or analysing operational performance.
You'll also play an important role in gathering operational data and identifying opportunities to improve how we work.
Key Responsibilities
Operational Delivery
- Support the daily delivery of multiple maintenance contracts.
- Work closely with our scheduling and support teams to ensure jobs are completed efficiently.
- Assist with planning workloads and allocating resources.
- Monitor labour capacity and productivity.
- Help ensure contractual response times and service levels are consistently achieved.
- Resolve operational issues before they impact delivery.
Job Management
- Review quotations and variations.
- Assist with pricing and job coding.
- Negotiate costs with subcontractors and suppliers.
- Source new subcontractors when required.
- Resolve issues arising on live jobs.
- Support complex or high-priority works through to completion.
Client Support
- Build strong relationships with clients.
- Assist with operational meetings.
- Help prepare responses to client queries.
- Resolve complaints professionally.
- Take ownership of service recovery where issues arise.
Operational Performance
- Gather and analyse KPI data.
- Produce operational reports.
- Monitor work in progress (WIP).
- Identify trends and areas for improvement.
- Track overdue jobs and ensure timely resolution.
- Support continuous improvement initiatives across the department.
This is a hands-on role where you'll help build a scalable operation rather than simply maintaining the status quo.
About You
We're looking for someone who enjoys taking ownership and making things happen.
You'll be highly organised, commercially aware and confident making decisions in a fast-moving operational environment.
You'll be someone who naturally spots problems before they escalate and enjoys finding practical solutions.
Essential Requirements
- Experience within social housing, property maintenance, facilities management or construction.
- Previous experience in an operational, supervisory or contracts support role.
- Strong organisational skills with the ability to manage multiple priorities.
- Excellent communication skills.
- Experience dealing with subcontractors and suppliers.
- Good commercial awareness.
- Ability to analyse operational performance and KPIs.
- Strong IT skills, including Microsoft Office.
- Understanding of schedule of rates (SOR's)
