Experienced Property Repair & Maintenance Operative | Liverpool & Surrounding Areas
Pay: £15 to £20+ per hour.
Job type: Permanent, part-time position in a growing business, with scope for hours and responsibilities to increase.
Hours: 8 guaranteed hours per week, typically 8 to 24. Wednesday availability is normally required, but the timing of work can be agreed flexibly to suit the successful candidate.
Area: Liverpool, Merseyside and Cheshire, generally within 45 minute drive of South Liverpool

The role | We are looking for an experienced and dependable maintenance professional to organise and complete routine repairs across our managed properties.
You will communicate with tenants, arrange access, plan jobs, complete suitable repairs and identify when a qualified specialist is required. You should be organised, take pride in your work and notice developing problems before they become more serious or expensive.
Main responsibilities
- Manage routine maintenance jobs from report through to completion.
- Communicate professionally with tenants and arrange access.
- Complete minor decorating, furniture repairs and general household repairs.
- Renew silicone and fit shelves, curtain rails and similar items.
- Make minor adjustments to doors, handles, locks and fittings.
- Complete basic gardening and outdoor maintenance.
- Plan jobs and identify the tools and materials required.
- Keep clear job notes, photographs and completion records.
- Identify emerging problems and recommend preventive maintenance.
- Coordinate specialist contractors where work falls outside your competence.
What we are looking for
- Strong practical property or building maintenance experience.
- Good workmanship and practical problem-solving skills.
- Able to organise several jobs, takes appropriate initiative and can work independently within agreed limits.
- Professional and respectful tenant communication.
- Comfortable using digital systems, including laptop, smartphone, email and job-management software.
- A valid driving licence and access to a reliable vehicle appropriately insured for business use.
- Your own suitable tools for routine maintenance work.
- Flexibility to accept additional agreed hours during busy periods.
Formal trade qualifications are helpful but not essential. Practical competence, good communication, reliability and good judgement are more important.
MOCHA will pay for approved materials and any authorised specialist equipment.
Pay and progression | Reviewed at predefined periods & 6 monthly thereafter.
- £15.00 per hour during a six-week probationary period.
- £17.00 per hour following successful completion of probation.
- Progression to £18.50 per hour for consistently demonstrating proactive maintenance and problem prevention.
- Progression to £20+ per hour for leading projects, independent contractor management, demonstrating sustained ownership of preventive maintenance and property condition.
- Higher pay is conditional on sustained performance on agreed points, that is reviewed at pre-set periods.
Progression is based on consistently meeting the relevant standards and is not automatic at each review. Full progression criteria will be provided to shortlisted applicants.
Travel and benefits
- Travel time between work locations is paid at your applicable hourly rate.
- Approved business mileage is reimbursed at 30p per mile.
- Approved parking and work expenses are reimbursed.
- Travel from home to the first location and from the final location home is not normally paid.
- Statutory paid holiday.
- Workplace pension, subject to eligibility.
- New- Landlord introduction bonus, subject to scheme terms.
- No requirement to remain on unpaid standby.
