We are on the lookout for a brand new Digital Marketing Manager to join our Central Marketing Team. This is a hybrid role with 2 days a week in our London office, with flexibility for home working and regular travel as required.
This is a full time position of 40 hours per week, Monday to Friday between the hours of 09:00am and 17:30pm. The role offers a salary of £55,000-£60,000, reflective of experience and responsibilities.

As Digital Marketing Manager, you’ll lead the delivery, optimisation and reporting of our digital performance activity across Host Students and Habito Co-Living. You’ll sit at the heart of the marketing function, owning our digital channels end-to-end and helping us drive occupancy, revenue and brand growth across the UK.
What You’ll Be Doing
As our Digital Marketing Manager, you’ll be responsible for digital strategy, paid media, SEO/GEO, CRM, website optimisation and reporting. You’ll balance strategic planning with hands-on delivery, using data, testing and insight to improve performance across the full customer journey. Your role will include:
- Developing and executing digital marketing strategies across PBSA and co-living portfolios to support occupancy, revenue and brand objectives.
- Owning digital performance across the full funnel, from demand generation through to conversion.
- Managing in-house paid media activity across Google Ads, Meta and TikTok, including campaign strategy, targets and optimisation.
- Working closely with the Marketing Director and Marketing Manager on paid media budgets, monitoring spend, performance and ROI.
- Leading SEO/GEO strategy and website optimisation across WordPress, ensuring content, UX and landing pages support conversion goals.
- Using GA4, Microsoft Clarity and platform-specific tools to report on performance and identify opportunities for improvement.
- Owning CRM management, campaign delivery, nurture journeys, segmentation, automation and reporting.
- Leading on AI integration into marketing and customer journey workflows to improve efficiency and service delivery.
- Line-managing and developing the Google PPC Executive and Social Media & Events Executive.
- Working closely with Marketing, Commercial and Onsite teams to ensure digital activity supports local and national objectives.
Who We’re Looking For
We need someone who’s commercially minded, analytical and confident leading digital performance from strategy through to delivery. Ideally, you’ll bring:
- 4+ years’ experience in a digital or performance marketing role, ideally in-house.
- Strong hands-on experience across paid media including Google Ads, Meta and TikTok.
- A solid understanding of SEO, GEO, website optimisation and CRO best practice.
- Experience managing CRM activity, customer journeys and marketing automation.
- Strong analytical skills with the ability to interpret data and turn insight into action.
- Experience managing budgets and optimising spend for performance.
- Line management experience or strong mentoring capability.
- A highly organised, commercially focused approach and confidence working at pace.
- Experience in PBSA, co-living, property, hospitality or similarly fast-moving sectors would be advantageous.
