Due to continued growth, we are seeking an experienced Contracts Manager to oversee the successful delivery of multiple construction projects from pre-start through to completion.
Purpose of Role
The Contracts Manager will take full responsibility for the managing the successful delivery of projects, from inception through to handover.
You will ensure that every stage of construction reflects Millway Builders’ uncompromising standards of quality, safety, and professionalism.
The role involves coordinating planning, procurement, subcontractors, site operations, health and safety, financial performance and client communication to ensure projects are delivered safely, on programme, within budget and to the highest standards.
A key aspect of the role is maintaining strong financial control and ensuring project targets are achieved through effective subcontractor management and efficient site operations.
Responsibilities
Project Handover & Pre-Construction
- Attend project handover meetings with the Estimating and Sales teams
- Review handover documentation including cost breakdowns, scope of works and programme requirements
- Work with the Quantity Surveyor to understand project specifications, subcontract packages and material requirements
- Develop or review project programmes and confirm start dates
- Select and appoint subcontractors, negotiate costs and place orders
- Coordinate procurement schedules and delivery dates for materials
- Arrange site mobilisation including welfare facilities, fencing and services
- Ensure all subcontractor insurances and documentation are in place
- Prepare and maintain the Construction Phase Plan and ensure F10 notification where required
Project Management & Delivery
- Oversee projects from commencement through to completion
- Support Site Managers and ensure site operations run efficiently
- Monitor progress against programme and resolve delays proactively
- Coordinate labour, subcontractors, plant and materials across projects
- Maintain high standards of quality control and finishing
- Ensure works are delivered in accordance with drawings and specifications
Client & Consultant Liaison
- Maintain strong working relationships with clients, architects and consultants
- Provide regular progress updates and manage expectations
- Attend and chair monthly site meetings where required
- Record and manage project communications and instructions
- Identify additional works and ensure they are communicated internally for costing
Procurement & Subcontractor Management
- Appoint subcontractors and manage their performance
- Ensure subcontractors follow programme and quality standards
Financial Management
- Manage project budgets and monitor financial performance
- Assist with preparation of monthly valuations and cost reporting
- Manage variations and additional works with appropriate approvals
Health & Safety
- Ensure all projects comply with Health & Safety legislation and company procedures
- Maintain site safety documentation including inductions, signing-in records and inspections
- Ensure RAMS are in place for subcontractors and internal labour
- Monitor site safety performance and ensure safe working practices
- Ensure operatives hold relevant qualifications and training
Project Completion
- Manage the process of practical completion and project handover
- Provide all required client documentation
- Compile snagging lists and coordinate completion of snagging works
- Ensure snagging is completed within agreed timescales
- Manage the defects period and coordinate remedial works
Experience and Qualifications
- Proven experience in a Contracts Manager or Senior Project Manager role
- Experience delivering high-end residential or bespoke construction projects
- Strong commercial awareness and cost management skills
- Excellent subcontractor negotiation and procurement ability
- Strong project planning and organisational skills
- Ability to manage multiple projects simultaneously
- Excellent communication and client relationship skills
- Strong knowledge of construction methods and sequencing
- Understanding of current HSE regulations and construction legislation
- SMSTS certification
- First Aid training beneficial
- Proficient in Microsoft Outlook, Excel and Word
- Full UK driving license

Pay: £45,000.00-£75,000.00 per year
