Construction Project Manager (Part-Time)
Location: Cambridgeshire
Salary: £15,000–£20,000 per annum (depending on experience) + mileage/fuel expenses
Hours: Part-time – Two site days per week (Tuesday & Thursday), with additional remote administration and project coordination throughout the week.
About the Role
Co-Arch Ltd is looking for an experienced Construction Project Manager to oversee the delivery of a significant commercial-to-residential conversion project in Cambridgeshire.
This role combines practical site management with project coordination and administration. You will act as the main point of contact on site, ensuring the project is progressing safely, efficiently and in accordance with the construction programme, while maintaining regular communication with our architectural and project delivery team.
This is an excellent opportunity for an experienced construction professional seeking a flexible part-time position while remaining involved in the delivery of a substantial development.
Working Pattern
- Site attendance every Tuesday and Thursday.
- Arrive on site between 8:00am and 9:00am.
- Approximately three hours on site each visit.
- Following each site visit, undertake approximately 1–2 hours of administration, reporting and project coordination.
- Remain reasonably available throughout the working week (typically between 8:00am and 7:00pm) to answer calls, respond to emails and coordinate with the project team when required. This is an on-call coordination role rather than continuous working hours.
Key Responsibilities
- Take responsibility for the day-to-day management of the construction site.
- Coordinate all subcontractors and ensure works are progressing in accordance with the construction programme.
- Hold a weekly contractor coordination meeting every Tuesday to review progress, upcoming works, programme milestones and any site issues.
- Monitor site progress, quality and workmanship.
- Ensure contractors are attending site as programmed and completing works to the required standard.
- Identify delays or issues and proactively coordinate solutions.
- Liaise daily with the Directors and the in-house architectural team.
- Ensure construction works are delivered in accordance with the latest architectural, structural and M&E drawings, specifications and consultant information.
- Review contractor invoices against completed works before approval.
- Assist with procurement and placing orders for materials and specialist items, including suppliers such as Screwfix, ironmongery suppliers, door manufacturers and other specialist contractors.
- Accompany the bank's Monitoring Surveyor during monthly valuation visits.
- Liaise with Building Control, consultants, suppliers and subcontractors as required.
- Maintain accurate site records and progress photographs.
- Produce a detailed progress report following every site visit.
- Provide prompt communication back to the wider project team throughout the week, ensuring information flows efficiently between site, consultants and the office.
Essential Experience
- Previous experience managing construction sites.
- Experience delivering commercial or residential construction projects from commencement through to completion.
- Strong knowledge of construction sequencing and site coordination.
- Ability to manage multiple subcontractors simultaneously.
- Good understanding of construction drawings and specifications.
- Excellent organisational and communication skills.
- Ability to make practical decisions and solve problems independently.
- Must hold a full, valid UK driving licence.
- Must have access to a vehicle and be willing to travel to sites across Cambridgeshire.
Desirable Qualifications & Experience
- SMSTS.
- CSCS Card.
- First Aid at Work.
- Experience administering JCT Contracts.
- Knowledge of Building Regulations.
- Experience working alongside architects and multidisciplinary design teams.
- Commercial-to-residential conversion experience would be advantageous.
