Property Manager
Location: Leicester
Hours: Monday to Friday, 8:30am – 5:30pm, plus 1 in 3 Saturdays (day off in lieu provided)
About the Role
We are seeking an organised, proactive and customer-focused Property Manager to join our independent estate agency in Leicester. You will be responsible for managing a fully managed portfolio of approximately 250 residential properties, predominantly family homes with a small number of HMOs.
This is a varied role requiring excellent communication, strong organisational skills and the ability to manage multiple priorities while delivering outstanding service to both landlords and tenants.
Key Responsibilities
- Manage a portfolio of approximately 250 fully managed residential properties.
- Coordinate planned and reactive maintenance, obtaining quotations, instructing contractors and ensuring works are completed to a high standard and within agreed timescales.
- Conduct regular property inspections and prepare detailed reports for landlords.
- Organise and oversee inventories, check-ins and check-outs.
- Liaise professionally with landlords, tenants and contractors, providing timely updates and resolving issues efficiently.
- Manage tenancy renewals and negotiate annual rent reviews and rent increases with landlords and tenants.
- Ensure compliance with all relevant legislation and safety requirements, including arranging gas, electrical and other statutory inspections.
- Handle maintenance disputes and tenancy issues in a fair and professional manner.
- Maintain accurate property records and update the agency's CRM/property management system.
- Deliver a high standard of customer service while protecting landlords' investments and supporting tenants throughout their tenancy.
Essential Skills & Experience
- Previous experience in residential property management/lettings.
- Excellent communication and interpersonal skills.
- Strong organisational skills with the ability to prioritise a busy workload.
- A proactive approach to problem solving and decision making.
- Ability to build positive relationships with landlords, tenants and contractors.
- Competent IT skills and experience using property management software.
- Full UK driving licence and access to a vehicle.
