Construction Project Manager
We are seeking an experienced Construction Project Manager to take responsibility for the fit-out, commissioning and completion of a high-specification residential apartment development in Ealing, London.
The structural frame, basement works and main building shell have been completed. The project now requires an experienced manager to oversee the internal fit-out, M&E installations, finishes, external works, testing, commissioning and handover.
The development comprises five residential apartments with passenger lift, Air Source Heat Pumps (ASHP), Mechanical Ventilation with Heat Recovery (MVHR), underfloor heating, landscaped external areas, parking and associated infrastructure.
The Project Manager will act as the Client's representative and be responsible for driving the project through to Practical Completion, ensuring the works are delivered safely, on programme, within budget and to a high standard of quality.

Key ResponsibilitiesProgramme & Delivery Management
- Review the current project status and produce a completion strategy.
- Assess the existing construction programme and identify critical path activities.
- Drive the project towards Practical Completion.
- Monitor subcontractor performance and productivity.
- Prepare and issue weekly progress reports.
- Identify delays and implement recovery measures.
- Maintain a detailed completion programme through to handover.
M&E Coordination
Manage and coordinate completion of all building services including:
- Air Source Heat Pumps (ASHP)
- Underfloor Heating Systems
- MVHR Systems
- Domestic Water Services
- Electrical Installations
- Fire Alarm Systems
- Data & Communications Systems
- Door Entry Systems
- Lift Installation and Commissioning
Responsibilities include:
- Reviewing installation quality.
- Managing coordination between trades.
- Resolving service clashes.
- Monitoring commissioning activities.
- Tracking outstanding works and defects.
Internal Fit-Out Management
Oversee all internal finishing works including:
- Drylining and partitions
- Joinery and carpentry
- Kitchens
- Bathrooms
- Tiling
- Flooring
- Decoration
- Ironmongery
- Final fixtures and fittings
Ensure all finishes meet the required specification and quality standards.
Quality Control & Snagging
- Implement quality inspection procedures.
- Carry out regular inspections.
- Identify and record defects.
- Manage subcontractor rectification works.
- Maintain snagging schedules.
- Ensure apartments are handed over defect-free wherever possible.
- Coordinate client inspections and sign-off procedures.
Contractor & Subcontractor Management
- Manage all site trades and specialist contractors.
- Chair weekly coordination meetings.
- Monitor labour levels and resources.
- Ensure subcontractors meet programme requirements.
- Resolve technical and operational issues promptly.
- Maintain clear communication between contractors, consultants and client.
Cost & Commercial Management
- Monitor project expenditure against budget.
- Review and verify subcontractor applications.
- Assess variation claims.
- Track change orders and project costs.
- Provide regular cost reporting to the client.
- Identify opportunities to reduce completion costs without compromising quality.
Compliance & Certification
Coordinate all statutory approvals and certifications including:
- Building Control inspections.
- Fire stopping certification.
- Electrical certification.
- Mechanical commissioning records.
- Lift certification.
- As-built information.
- O&M Manuals.
- Warranty documentation.
Ensure all compliance requirements are satisfied prior to Practical Completion.
Testing & Commissioning
Manage the commissioning process for:
- Heating systems.
- MVHR systems.
- Electrical installations.
- Fire alarm systems.
- Lift systems.
- Water systems.
Ensure all systems are tested, balanced, commissioned and fully operational before handover.
Handover Management
Take responsibility for achieving Practical Completion by:
- Producing completion schedules.
- Managing final inspections.
- Closing out defects.
- Coordinating consultant sign-offs.
- Obtaining completion certificates.
- Delivering full handover documentation.
- Managing the defects liability period.
Required ExperienceEssential
- Minimum 5 years' experience managing residential fit-out projects.
- Proven experience delivering apartment developments to completion.
- Strong M&E coordination experience.
- Experience managing projects valued between £1m and £10m.
- Strong understanding of residential finishing trades.
- Experience managing testing and commissioning processes.
- Experience delivering projects through Practical Completion and handover.
- Excellent programme management skills.
- Strong contractor management experience.

- Experience on luxury residential developments.
- Experience with ASHP and MVHR systems.
- Experience with lift installations and commissioning.
- Experience working as a Client-Side Project Manager.
- Knowledge of Building Safety Act requirements.

- Complete certification and O&M documentation is provided.
- Apartments are ready for occupation and/or sale.
Pay: £200.00-£250.00 per day
