Job Summary
We are seeking an experienced, proactive, and hands-on Maintenance Manager to oversee the maintenance and upkeep of our hospitality facilities. This is a standalone role requiring an individual who is comfortable working independently and personally carrying out maintenance tasks.
The successful candidate will be responsible for ensuring that all guest areas, back-of-house facilities, building services, and equipment are maintained to the highest standards. The role combines strategic planning with practical day-to-day maintenance activities to ensure a safe, compliant, and exceptional environment for guests and staff.
Key Responsibilities
- Take full responsibility for all maintenance activities across the property, working independently to ensure the smooth operation of facilities and services.
- Carry out hands-on maintenance, repairs, and fault-finding on building systems, equipment, fixtures, and fittings.
- Develop and implement preventative maintenance programmes to maintain high standards, minimise breakdowns, and protect the guest experience.
- Perform repairs and maintenance on electrical, mechanical, plumbing, HVAC, lighting, fire safety, and other building systems.
- Conduct regular inspections of guest rooms, public areas, kitchens, plant rooms, and back-of-house facilities to identify and address maintenance issues proactively.
- Ensure all maintenance activities are completed with minimal disruption to guests and hotel operations.
- Coordinate and supervise external contractors when specialist services are required.
- Manage maintenance projects, refurbishments, and facility improvement works from planning through to completion.
- Maintain accurate records of maintenance activities, compliance inspections, statutory testing, and asset histories.
- Monitor and manage stock levels of maintenance materials, tools, and spare parts.
- Ensure compliance with all health, safety, fire, and environmental regulations, as well as hospitality industry standards.
- Respond promptly to maintenance emergencies and urgent operational issues.
- Identify opportunities to improve energy efficiency, asset reliability, and operational effectiveness throughout the property.
Skills and Experience
- Proven experience in a Maintenance Manager, Facilities Manager, Maintenance Engineer, or similar role within the hospitality, hotel, leisure, or property management sector.
- Strong hands-on experience in general building maintenance, including electrical, plumbing, mechanical, and HVAC systems.
- Ability to diagnose and resolve a wide range of maintenance issues independently.
- Good understanding of building compliance requirements, including fire safety, water hygiene, emergency lighting, and health and safety regulations.
- Experience managing maintenance projects and coordinating contractors.
- Strong organisational skills with the ability to prioritise tasks in a fast-paced guest-focused environment.
- Excellent problem-solving skills and attention to detail.
- Strong communication and interpersonal skills, with the ability to work effectively with operational teams and external suppliers.
- Competent in maintaining maintenance records and compliance documentation.
Essential Requirements
- Hands-on approach with a willingness to personally undertake maintenance, repairs, and troubleshooting activities.
- Comfortable working as the sole maintenance professional on site.
- Ability to balance planned maintenance, reactive repairs, and compliance responsibilities.
- Flexible approach to working hours, including responding to occasional out-of-hours emergencies when required.
- Strong commitment to delivering a safe, well-maintained, and welcoming environment for guests and staff.
Desirable
- Experience within hotels, resorts, serviced apartments, conference venues, or other hospitality environments.
- Relevant qualifications in Electrical, Mechanical, Building Services, Facilities Management, or a related discipline.
- Knowledge of hospitality property management systems and maintenance management software.
- Experience managing refurbishment or guest room improvement projects.
