We are seeking a detail‑oriented and proactive maintenance-focused Property Manager to oversee the day‑to‑day operations of residential properties, with a strong emphasis on maintenance, repairs, and asset preservation. This role ensures properties remain safe, functional, compliant, and well‑maintained while delivering excellent service to tenants and ownership. This role is Thursday to Saturday which would mean working weekends and holidays.
Key Responsibilities
Maintenance & Repairs
· Schedule and oversee all property maintenance operations, including preventative, routine, and emergency repairs.
· Conduct regular property inspections to identify maintenance needs and ensure compliance with safety and building codes.
· Coordinate and supervise vendors, contractors, and maintenance personnel.
· Obtain bids, negotiate contracts, and ensure timely, high‑quality workmanship.
· Develop, implement, and track preventative maintenance schedules.
· Manage work orders from submission through completion, ensuring timely resolution.
· Maintain accurate maintenance logs, service records, and equipment warranty documentation.
Property Management & Operations
· Oversee general property operations to ensure a professional, well-maintained environment.
· Understanding of APT tenancies, Short – let and semi short lets
· Able to organise long let changeovers.
· Respond promptly and professionally to tenant maintenance requests, concerns, and service inquiries.
· Communicate repair timelines, updates, and property notices clearly and effectively.
· Ensure properties comply with all local building codes, fire and safety regulations, and company standards.
· Coordinate periodic safety inspections (e.g., fire alarms, extinguishers, elevators).
· Maintain relationships with service providers, contractors, utility companies, and vendors.
Qualifications
· 2+ years of property management experience with a strong maintenance focus.
· Experience managing vendors, maintenance operations, and maintenance/utility budgets.
· Strong organizational, time‑management, and problem‑solving abilities
· Knowledge of utility management, APT tenancies, short – let management
· Excellent communication and customer service skills.
Preferred Qualifications
· Experience with multi‑site or portfolio property management.
· Proficiency in property management software, project management software
Work Environment
· In office/on-site/Hybrid
· Availability for on-call duty may be required to respond to emergency maintenance situations.
· Weekend (upto 5 working weekends) and occassional public holiday working is required. Time off in lieu will be provided in accordance with company policy for working holidays.
Job Type: Full-time
Pay: £31,000.00-£34,000.00 per year
