About the Role
HQC London Limited is seeking an experienced Site Manager / Senior Site Supervisor to take day-to-day responsibility for an active library refurbishment and general building works project in Guisborough.
The successful candidate will act as HQC's daily site-based lead, ensuring the project remains safe, organised, properly resourced, aligned with the drawings and scope, progressing to programme and accurately recorded.
We are particularly interested in candidates based within reasonable daily travelling distance of Guisborough, Middlesbrough, Redcar, Saltburn, Stokesley, Stockton-on-Tees and the wider Teesside area.
Key Responsibilities
Manage and supervise day-to-day site activities.
Coordinate subcontractors, labour, materials, plant and deliveries.
Ensure inductions, RAMS, permits and appropriate site controls are in place.
Check works against current drawings, specifications and agreed scope.
Monitor workmanship and quality, particularly before works are concealed.
Coordinate trade interfaces, sequencing and daily site priorities.
Maintain H&S, welfare, housekeeping and site discipline.
Monitor progress against programme and maintain a rolling two-week look-ahead.
Identify delays, risks, design queries and potential changes early.
Maintain accurate daily site records, progress photographs and workforce records.
Coordinate materials and upcoming delivery requirements.
Liaise with HQC management, subcontractors, suppliers and the Client/design team.
Escalate significant safety, quality, cost or programme issues promptly.
These responsibilities directly reflect HQC's project requirements for supervision, inspections, subcontractor coordination, drawing/scope checks, workmanship control and reporting.
Essential Requirements
Applicants must have:
Proven Site Manager or Senior Site Supervisor experience in general building and/or refurbishment works.
Current SMSTS or SSSTS.
Current CSCS Gold Supervisor, Black Manager or appropriate White CSCS card.
Current First Aid qualification.
Current Asbestos Awareness training.
Strong practical construction H&S knowledge.
Experience managing multiple subcontractors and trade interfaces.
Ability to read and work from construction drawings.
Good understanding of programme, quality and site-control requirements.
Good written and verbal communication skills.
Ability to maintain accurate electronic site records and reporting.
Ability to operate independently as HQC's day-to-day site representative.
Desirable Experience
Experience of the following would be advantageous:
General building refurbishment.
Public-sector or commercial refurbishment.
Structural alterations and BWIC.
M&E coordination.
Internal partitions, ceilings and finishes.
Temporary works supervision/awareness.
Quality inspections and snagging.
Short-term programme/look-ahead planning.
Working within an existing or sensitive public building environment.
The role includes maintaining programme information and a rolling two-week look-ahead covering activities, labour, materials, plant, information, interfaces and risks.
Candidate Profile
This role would suit a hands-on Site Manager or experienced Senior Site Supervisor from a general building/refurbishment background who is comfortable taking ownership of the day-to-day operation of the site.
You should be organised, proactive and capable of identifying issues early rather than waiting for them to affect delivery.

Pay: £38,000.00-£42,000.00 per year
