Right Room is an independently owned lettings agency specialising in standard let-and-manage, guaranteed rent, and lease options. Our Fareham branch is an established office with a branch manager on site, an active landlord portfolio, and a strong pipeline of instructions, you will be stepping into a live, functioning operation from day one.
The Role
We are looking for an experienced Lettings Negotiator with a background in residential lettings to join our Fareham branch. You will manage the full lettings cycle, from registering applicants and conducting viewings through to negotiating ASTs, progressing offers, and overseeing move-in.
You will work directly with landlords and tenants across a mixed portfolio of let-and-manage and guaranteed rent instructions, supported by a branch manager and VA admin layer so you can focus on what you do best.
This role is suited to someone already working in residential lettings who is looking for stronger earning potential and a more direct path to progression.
Key Responsibilities
- Registering applicants and matching them to suitable properties across the portfolio
- Conducting viewings and following up proactively to maximise conversion
- Negotiating tenancy terms and progressing ASTs from offer through to move-in
- Managing landlord relationships and retaining instructions
- Generating new let-and-manage instructions and contributing to branch growth
- Ensuring full compliance with lettings legislation including deposit protection and referencing
- Maintaining accurate records on the CRM and keeping portal listings up to date
What We Are Looking For
- Previous experience in residential lettings is required, we are looking for someone who understands the full lettings cycle and can hit the ground running
- Solid knowledge of ASTs, lettings compliance, and tenancy progression
- Strong communication and negotiation skills
- Confident, well-presented, and highly customer-focused
- Target-driven with a genuine desire to earn above market rate
