BAAS Construction is seeking a detail-oriented and proactive Assistant Estimator / Buyer to join our commercial and procurement team.
Operating solely within the social housing refurbishment sector, we deliver planned and responsive improvement works across occupied and void properties. The successful candidate will support both the commercial and purchasing functions, helping to ensure that materials, subcontractor services and project resources are accurately priced, procured efficiently and delivered in line with programme requirements.
This role is well suited to an organised and commercially aware individual who can work closely with the commercial team, contracts managers, site teams, suppliers and subcontractors. Previous experience within social housing, refurbishment or construction procurement would be advantageous but not essential.
Key Responsibilities
- Assist with the preparation of accurate cost estimates, tenders and quotations for social housing refurbishment projects.
- Review specifications, schedules of work, drawings and tender documentation to identify material, labour and subcontractor requirements.
- Obtain and analyse quotations from suppliers and subcontractors, ensuring like-for-like comparisons and best value.
- Source construction materials and services in line with project specifications, budgets and delivery programmes.
- Negotiate prices, payment terms, lead times and supply agreements while maintaining positive supplier relationships.
- Prepare and issue purchase orders accurately and in accordance with company procedures.
- Liaise with contracts managers, quantity surveyors and site teams to forecast material requirements and avoid delays.
- Coordinate deliveries to occupied and void social housing properties, ensuring materials arrive safely and at the required time.
- Monitor supplier lead times, availability and performance, escalating potential supply issues promptly.
- Identify alternative products and suppliers where appropriate, ensuring all proposed substitutions meet specification, compliance and quality requirements.
- Maintain accurate procurement records, quotation logs, supplier information and project cost data.
- Support the commercial team with tender enquiries, subcontractor packages and cost comparisons.
- Assist with monitoring project expenditure against budgets and identifying potential cost savings.
- Help minimise waste, excess ordering and unnecessary storage through effective planning and communication.
- Ensure procurement activities reflect the specific requirements of working within occupied homes and residential communities.

Qualifications and Experience
- Previous experience in an estimating, buying, procurement or commercial support role within construction is preferred.
- Experience within social housing refurbishment, planned maintenance, property improvement or a similar environment would be highly advantageous.
- An understanding of construction materials, subcontractor packages and refurbishment processes.
- Ability to interpret specifications, schedules of work, drawings and tender documents.
- Strong numerical skills with a high level of accuracy and attention to detail.
- Confident negotiation and supplier management skills.
- Excellent organisational skills and the ability to manage multiple projects and priorities.
- Strong written and verbal communication skills.
- Proficiency in Microsoft Excel, Outlook and other standard office software.
- A proactive and reliable approach, with the confidence to identify issues and suggest practical solutions.
- Ability to work effectively both independently and as part of a wider commercial and operational team.

Pay: £28,000.00-£35,000.00 per year
