We are now seeking an experienced and highly organised Senior Block Property Manager to join our team. This role is suited to a professional with a strong background in residential block management, excellent communication skills, and the ability to manage a varied portfolio with confidence and autonomy.
The Role
The Senior Block Property Manager will oversee a portfolio of residential blocks, ensuring full compliance, effective maintenance, and clear communication with leaseholders, directors, contractors, and internal teams. You will take responsibility for operational delivery, financial oversight, and the smooth running of each building under your care.
Key Responsibilities
Block & Portfolio Management
- Manage a portfolio of residential blocks across North West London, ensuring high standards of service and compliance.
- Conduct regular property inspections and prepare detailed reports to support ongoing maintenance and asset protection.
- Oversee day‑to‑day maintenance issues, instructing and coordinating contractors and liaising with leaseholders as required.
Financial & Budgetary Oversight
- Prepare and manage detailed annual service charge budgets, communicating clearly with lessees and directors regarding anticipated expenditure.
- Monitor expenditure throughout the year and work collaboratively with the accounts team to ensure financial accuracy and transparency.
Compliance & Legal Responsibilities
- Ensure full compliance with Section 20 consultation requirements, keeping leaseholders informed throughout the process.
- Review and act upon Health & Safety reports, including FRA, asbestos, and water hygiene assessments.
- Maintain accurate records and documentation in line with regulatory and company standards.
Major Works & Projects
- Oversee major building works in accordance with lease obligations, coordinating with surveyors, contractors, and internal teams.
- Manage project budgets, timelines, and communication to ensure works are completed safely and efficiently.
Meetings & Stakeholder Engagement
- Organise and attend AGM and directors’ meetings, including preparation and distribution of minutes.
- Build strong, professional relationships with leaseholders, directors, and suppliers, ensuring clear and timely communication.
About You
We are looking for a Senior Block Manager who brings both technical expertise and professional maturity to the role:
- 3–5+ years’ experience in residential block management (senior or mid‑level).
- Strong understanding of block management principles, Landlord & Tenant legislation, and Health & Safety requirements.
- Experience preparing and managing service charge budgets.
- Excellent written and verbal communication skills, with the ability to build long‑standing relationships.
- Highly organised, with the ability to manage multiple tasks independently.
- Proactive, resourceful, and solutions‑focused in approach.
- Strong IT skills and property management systems (e.g., Chronos).
- IRPM/MTPI or equivalent qualification preferred.
What We Offer
- Competitive salary £40k to £45k (dependent on experience)
- Full Time role - working hours Monday-Friday 9am-5pm
- Commission on new business brought into portfolio (following successful completion of probation)
