Assistant Property Manager
Location: Stroud/Nailsworth, with flexibility to work from our Swindon office
Salary: £35,000 per year, depending on experience
Job type: Full-time, permanent
About the role
We are looking for an organised and proactive Assistant Property Manager to support the day-to-day management of our established residential portfolio of approximately 100 flats and houses.
The portfolio is continuing to grow, with a number of additional apartments currently under construction and expected to be ready for occupation and letting in 2027.
This is a varied role combining property administration, tenant communication, maintenance coordination and property inspections. It would suit an experienced Property Administrator or Assistant Property Manager looking to take on greater responsibility as the portfolio expands.
The role will be primarily based in the Stroud/Nailsworth area, with flexibility to work from our Swindon office. Regular travel to properties will be required.
Key responsibilities
- Help manage a growing residential portfolio of approximately 100 flats and houses.
- Visit properties regularly to undertake routine, follow-up and post-work inspections.
- Assist with preparing newly built apartments for occupation and letting in 2027.
- Act as a key point of contact for tenants, responding professionally to general property, maintenance and service-charge enquiries.
- Manage property administration, tenant records, lease information and correspondence.
- Review maintenance requests and establish whether works are the responsibility of the tenant or landlord.
- Arrange repairs and maintenance, liaising with contractors and monitoring works through to completion.
- Inspect completed works to ensure they have been carried out to an acceptable standard.
- Maintain accurate property, compliance and contractor records.
- Assist with lease administration, renewals and other property-related documentation.
- Prepare reports covering occupancy, maintenance issues and property performance.
- Provide wider administrative support across the property businesses when required.
About you
- Previous experience in residential property management, lettings, block management or property administration is preferred.
- A full UK driving licence is essential due to the requirement to visit properties.
- Knowledge of residential freehold and leasehold property would be advantageous.
- Highly organised, with excellent attention to detail.
- Confident communicating with tenants, contractors and professional advisers.
- Professional telephone manner and strong written communication skills.
- Comfortable managing several priorities and following matters through to completion.
- Competent with Microsoft Office, data entry and document management.
- Practical, proactive and confident in resolving day-to-day problems.
- Able to work independently while contributing as part of a wider team.
What we offer
- A varied role within a substantial and growing residential property portfolio.
- The opportunity to be involved in bringing newly built apartments into occupation.
- Flexible working between our Stroud/Nailsworth and Swindon offices.
- The opportunity to develop alongside the portfolio and take on greater responsibility.
- A supportive working environment within an established group of businesses.
