Property Manager - NorthWest Portfolio
Location -Warrington, Crewe and Stockport
Employment Type - Full-Time
Salary - £28,000 to £30,000 per year depending on experience and capability
Schedule - Monday to Friday from 09:00 - 18:00 with occasional Saturday working with day off during the week.
About The Role
We are hiring a senior-level Property Manager to take operational ownership of a North West-based HMO portfolio consisting of approximately 70+ rooms/units across 9 rental properties (no family houses) all HMO's. This is professional room lets.
This is not a standard “maintenance coordinator” role. We are looking for someone capable of independently running day-to-day property operations, solving problems proactively, managing contractors and tenants professionally, and ensuring the portfolio operates efficiently without constant oversight.
Key Responsibilities
Portfolio Operations
- Oversee the day-to-day management of approximately 70+ rooms/units across Crewe, Warrington and Stockport
- Ensure properties are operating smoothly, safely, and professionally at all times
- Conduct regular property inspections and identify issues proactively
- Maintain high standards across cleanliness, maintenance, presentation, and tenant experience
Tenant Management
- Handle tenant communication, escalations, and issue resolution professionally
- Coordinate check-ins, check-outs, inventories, and room handovers
- Manage tenancy-related operational matters efficiently
- Ensure tenant issues are resolved within expected service standards ensuring swift and effective resolution
Maintenance & Contractors
- Coordinate contractors, maintenance works, and repairs across the portfolio
- Monitor contractor performance, timelines, and quality of work
- Ensure maintenance logs and property records remain updated
- Obtaining quotes and scheduling work within agreed budgets and timelines
Compliance & Administration
- Assist in ensuring all properties remain compliant and operationally organised
- Maintain accurate records, reports, and operational tracking
- Coordinate with internal legal/support teams where required
Operational Ownership
- Act as the main operational lead for the North West portfolio
- Identify problems before they become larger operational issues
- Maintain strong communication and accountability across all ongoing tasks
- Work independently without requiring micromanagement
Working Hours
- Standard expectation: approximately 45 hours per week
- Additional flexibility may occasionally be required during busy operational periods, tenant move-ins, or emergencies
- Peak student turnover periods may require increased operational involvement
Candidate Requirements
We are specifically looking for someone who:
- Has prior experience managing residential portfolios, HMOs, co-living, or multi-unit operations
- Can manage high workloads
- Is operationally strong rather than purely administrative
- Can make sensible decisions
- Can professionally manage contractors, tenants, and operational pressures
- Understands urgency
- Acting as primary point of contact for tenants providing exceptional support and addressing all enquiries promptly and professionally
Preferred Experience
- Property management experience within professional accommodation
- Experience handling multi-property portfolios
- Knowledge of UK property operations and compliance processes
- Experience using CRM/property management systems
- Full UK driving licence required
