Job Summary
We are seeking an experienced Project Manager to oversee and deliver the internal finishes of multiple residential extension and refurbishment projects. We typically have between 6 and 8 projects ongoing at any one time.
The ideal candidate will have a wealth of experience in finishing residential refurbishment projects, have excellent organisational skills, understand how to communicate with homeowners and understand traditional building techniques.
This role involves coordinating trades, managing in house resources, co-ordinating labour only subcontractors and bona fide subcontractors, and ensuring projects are completed on time, within scope, and within budget. This is a client facing role so good communication skills with the end user is a must.
The successful applicant will play a pivotal role in growing the companies project management capabilities through effective project delivery and as such there is a great progression path for the right candidate.
Responsibilities
- Lead the planning, execution, and delivery of the internal finishes of residential extension and refurbishment projects
- Supervise the onsite labour, provide guidance, solve problems onsite and ensure productivity.
- Obtain agreed kitchen and bathroom layouts from the customer and sense check them against actual site conditions to check for clashes
- Obtain agreed mechanical and electrical layouts from the customer and sense check them against actual site conditions to check for clashes
- Obtain a schedule of finishes from the customer and cross reference against the allowances made at tender to report on variations to the commercial department
- Order all materials and get them delivered to site on a "just in time" basis recognising the constraints of each construction site
- Utilise project management software such as Microsoft Project or Microsoft Excel to develop schedules, track progress, and report on project status.
- Assist with the set up of new projects - primarily the CDM requirements such such as preparing RAMS and Construction Phase Plans
Requirements
- Proven experience in finishing residential refurbishment projects
- Strong knowledge of construction techniques specifically in relation to the refurbishment and extension of properties in affluent areas
- Exceptional organisational skills with the capacity to manage multiple projects simultaneously under tight deadlines.
- Effective communication skills with the ability to obtain relevant information from the client and trades alike
- Ability to accurately quantify materials from both drawings and onsite
- Experience of managing multiple in house and subcontract resources across a variety of projects.
- Strong work ethic with excellent time management skills; ability to adapt quickly to changing priorities.
