Sandra Davidson Estate Agents is an established independent estate agency with over 30 years' experience managing residential property throughout London and Essex. Due to continued growth, we are looking for an organised, proactive and customer-focused Housing Officer / Tenancy Liaison Officer to join our Property Management Team.
This is an excellent opportunity for someone who enjoys working both in the office and in the field, taking ownership of a portfolio of properties and making a genuine difference to landlords and tenants alike.
The Role
You will be responsible for managing an allocated portfolio of properties, ensuring that inspections are completed, tenancy issues are resolved promptly, properties remain compliant, and both landlords and tenants receive an excellent level of service.
This is not simply an inspection role. We are looking for someone who takes ownership of issues from identification through to resolution, ensuring every case is progressed, followed up and closed.
Key Responsibilities & Property Inspections
- Carry out monthly property inspections.
- Complete inspection reports using our cloud-based inspection software.
- Identify maintenance issues, health and safety concerns and tenancy breaches.
- Upload photographs and inspection evidence.
Tenancy Management
- Manage tenancy issues through to completion.
- Investigate and escalate any related issues such as
- refusal of access
- breaches of tenancy
- anti-social behaviour
- property misuse
- Work with landlords, tenants and colleagues to resolve issues promptly.
Repairs & Maintenance
- Report repairs.
- Coordinate contractor access.
- Monitor repair progress.
- Follow up outstanding works until completed.
- Escalate delays where service standards are not being achieved.
Compliance
Assist with and report any issues relating to:
- Gas Safety Certificates
- Electrical Safety Certificates (EICR)
- EPCs
- Fire Risk Assessments (where applicable)
- Property Licensing
- Smoke & Carbon Monoxide Alarms
- Damp & Mould
- Decent Homes Standards
- Housing Health & Safety Rating System (HHSRS)
- Local Authority accommodation standards
Ensure any compliance risks are escalated immediately.
Systems & Record Keeping
Maintain accurate and detailed records using:
- Alto CRM
- Property Inspection Manager
Every action, inspection and outcome must be fully recorded to ensure the portfolio remains audit ready.
Customer Service - Liaise with relevant stakeholders:
- Tenants
- Landlords
- Contractors
- Local Authorities
- Internal Property Management Team
Deliver excellent customer service whilst maintaining professional standards.
What We're Looking For
Essential:
- Previous experience within housing, lettings or property management
- Excellent organisational skills
- Strong communication skills
- Ability to manage multiple priorities
- Good problem-solving skills
- Confident using IT systems
- Full UK Driving Licence
Desirable:
- Alto CRM experience
- Property Inspection Manager experience
- Housing/Local Authority experience
- Knowledge of landlord and tenant legislation
